I've found staying in Campo to be the center of the tourist universe in Rome, midway between and a little south of the line from Termini to the Vatican. Campo is an exciting place to look down over from 4 stories high. Windows that open are a must to take in the ambiance, but good windows that close tight to block out the noise are mandatory. This place has the extra benefit of having one of only two "patio properties" in Campo, making the experience even better that just being close.
Enrique, my host, was fabulous from initial contact to booking to maintaining contact to making sure I got in when we agreed. My host-in-law, Angela, was a real peach and showed me around the place with great detail.
The apartment is spotless and exactly as depicted in the photos. There is one small step up and out to the patio. The bed was comfy - after a LOT of walking around Rome, almost any bed will do for me but my back never got sore on their mattress. The bathroom was adequate, but the finicky shower control makes finding the right temp pretty hard. I resorted to short bursts of water "Navy shower" style and that seemed to work best.
Kitchen was perfect and easy to get around. I appreciated the pitcher of cold water in the fridge and ice in the freezer. I didn't cook, but I made breakfast and LOTS of coffee and fresh fruit from the market below. The fridge was spotless.
A/C comes from portable room units that we happen to use at our house, so I'm used to them. But they are naturally fairly loud. My bad hearing makes this a non-issue, but it's not the typical wall units that most use in the EU. There are doors separating the BR from the LR area. The couch would be comfy for a sleeping bag.
The elevator is tight for even one person with two bags so plan on making several trips. And there are 10 steps or so from the elevator to the apartment. This didn't bother me much. The building is VERY safe and secure with double locked gates that require a key.
I hope I'm lucky enough to fit into the schedule next year if my wife comes with me. The place could probably sleep four, definitely sleeps 3, and is perfect for a couple with a young child. It's a rare find that's in demand all the time so grab it when you can - I may beat you to it if you don't!
