We are an easy 10 minute drive to CDP, 6 minute to Cooperstown Village, and a 28 minute to ASV.

Voted as "The #1 Rental in Cooperstown Area". We work hard for it.

You and your guests are the only ones on the 15 acre property. This is not shared by others. We don't have other houses around us, so you won't be bothered by neighbors, nor will you bother them:o) If you like privacy, this house is for you! I mention this, because so many people tell us how important "privacy" was to the enjoyment of their stay. along with having a heated pool. Upstate, NY can get chilly at night, so a heated pool is a must.

We strongly recommend you Do Not book a rental with a No Refund Policy!

The house was specifically designed for up to 8 families to have a great time together, and have the "Week of a Lifetime". We are Much More than just bedrooms! We have 6 spacious Interior Spaces (not counting bedrooms), so it comfortably handles 22 living in the house (In Real Beds, and in Bedrooms; NOT pull out couches in the middle of common space to bulk up their number the house sleeps, nor futons.) Plus, we have awesome outdoor spaces too. Guests constantly call the house a "Resort Like Property". PLEASE read the reviews & message me with any questions.

We have a new 1,000 sq.ft. "Lounge Deck". That doesn't include the pool deck.

We have HI-SPEED Internet and good cell service. (If that's important to you.)


We renovated the house. I am a teacher, and my partners are a General Contractor/Designer, and my other business partner is an Electrician & Plumber. This is our baby, and we take extra special care of her for you to call home. If something goes wrong, my guys have your back. There isn't much we can't handle immediately.

We pay attention to detail. We understand that we are housing people that have never lived here before, so we make it easy and enjoyable for you to live here...For example, we have motion lights, so when you come home at night, you know where you are going, along with flush-mounted, automatic night-lights in the hallways, bathrooms, and kitchen. Enjoy yourselves worry free. Not many houses think about having 3 hot-water heaters; our Central Air Conditioning system allows EACH Bedroom to control their own temp. So, 1 bedroom can set temp. to 68, & another can set 72. We have USB plugs in every bedroom and in the kitchen; high-quality linens with extra pillows, blankets, and mirrors in every closet, along with a laundry basket and hangers; a well-stocked kitchen, extra propane tanks for the gas grill, lava-lamp, and outdoor gas fire-pit. a wood for wood-fire-pit, and extra toothbrushes in case you forget yours. We provided high-quality toilet paper, paper towels, Tide-pods, dishwasher detergent, new sponge, and liquid soap at every sink, so you don’t have to buy/bring any of that (not many do all this); Alexa in the kitchen and other rooms to play music, or ask her a question; we have fun games inside and outside the house too. We provide 1-2 days of coffee, so you can enjoy waking up the first morning if you haven’t gone shopping yet. The pool has noodles & blow-up stuff as well. We clean the pool twice a week. The house is a extremely well maintained house. The layout of this house is great for multiple families; we have plenty of well laid-out space, with lots of good sized rooms for people to spend time in, so you won't feel like you are on top of one another. The sun-room, or living room are great spots in the morning to relax, decompress, & have a cup of coffee & good conversations/laughs.

We have seating outside too, around 3 large tables for eating. We have a number of fun outdoor games like Ping-Pong, Bag-O (Corn Hole,) Can-Jam, Ladder-Ball, & many more. Plus, you can shoot a game of "horse" in the large driveway with the NEW basketball hoop. If relaxing is what you need, then the pool and zero-gravity chairs might be just for you. The house has central air conditioning. The families that have rented from me have enjoyed the house, and ALL rated their stay here as 5 Stars. I will tell you places to go, things to do, and places to eat that most people don't experience. The house has many sizable rooms, with a big eat-in kitchen/fun large family room, and peaceful sun-porch, and a relaxing living room...all with TV's. All of the rooms have a good amount of windows looking out to the beautiful property. There are plenty of parking spaces, & easy to get access to the house. We are a 6 Min. drive to Cooperstown; Otsego Lake, Glimmerglass Opera House, LeatherStocking Golf Course, The Farmer's Museum, are all close. The house is a very convenient, straight drive to the ballpark.

Our house has 8 Bedrooms. Each bedroom has a closets, dressers, nightstands and lamps with built in USB ports to charge your phones in every bedroom, 6.5 New Full Baths, & sleeps 21 people in beds. It has plenty of room on the inside of the house, as well as the beautiful lawn to BBQ on the gas grill, relax, play horse shoes, badminton, Bag-O, sit around on the Adirondack chairs, hikes in the trials, run, walk, bike on the quite roads, or take a morning stroll. There is a Ranch 3 minutes away where you can go horseback riding. Some other great things nearby are; Fly Creek Cider Mill is 2 minutes down the road, a must go see/experience, where you can eat at their outdoor restaurant for lunch and/or dinner, listen to live music, feed the ducks, cheeses in their one-of-a-kind, old-fashioned Country Store & a Water-Powered Cider Mill, do a tasting of their cider at their cider-tasting station, or go for a sandwich & ice-cream cone at their restaurant. Don't miss out on their Apple Pie! About 3 minutes away is a winery that has daily tasting and sunset sangria. And, there is the Fly Creek General Store/Deli 3 minutes down the road for morning coffee, donuts, egg sandwiches, lunch sandwiches, and other good stuff one might need at the last minute. There are a couple good places to eat within 5 minutes of my house, & one is a Ice-Cream Shop with hamburgers, an arcade, pool table, air-hockey, & much more. Cooperstown area is a very special place to visit with lots to do. I will email you my 5-Generations worth of local knowledge on where to go, things to see, and what to do, in and around Cooperstown, NY. This will be a once in a lifetime trip, and I hope you get the opportunity to make the most of it. I'll do everything I can to help make it that way, including making sure this house is as solid of a place it can be for you, your family, and your friends. You will have my cell phone if you have any questions 24/7. I want you to enjoy yourselves, and not worry about the place you are calling home.

Basically, there are 5 bedrooms upstairs, each with a queen bed, and one set of bunk-beds, and one with a twin bed. 2 other bedrooms are on the main level with a queen bed each and one has a twin bed in it as well (great for grand-parents and privacy.) 1 bedroom on the lower level with a bathroom, love seat and a queen over twin. On the main level, there is a large eat-in kitchen, two other good sized bedrooms, each with queen beds on this floor, there is an awesome, large sun-room with windows on all three sides, a large family room, 2 washer/2 dryer areas, & a living-room...all common rooms have a flat-screen TV. There is an outside deck with a large gas grill for easy access to the kitchen, & a places outside to sit, relax, and enjoy your time sitting around, sharing good conversations, under the bright stars.

We love what we do, and it's the baseball families that make it worth it! I'm a school teacher and coach, and we take pride in our work; It drives us to produce every time. We grew up playing lots of sports all the way through college. These were magical times, and we enjoy being a small, but important part of your experience. We're on your team and we won't let you down:o) We put 35-40 man and woman hours between each rental; tweaking this house for the next family to arrive, so it's like a "resort-like-property" when you arrive. Exceeded all of our needs
This property was amazing. We had 8 families stay here while our ball players attended CDP. There was lots to do to keep the siblings entertained. We had plenty of space and all of the bathrooms made sharing the house with such a big group really comfortable. The house has a cool history and layout. Everything we needed was there, even some things we didn’t even know we needed! I can’t recommend this place enough.

We came from Florida for our boys to play at Dreams Park. The location was perfect distance from the park. The house was perfect to accommodate several families and still have your own space. Totally recommend for baseball families!

This rental was perfect! Every detail was thought of! Above and beyond all necessities. We were here for CDP baseball tournament. Multiple families and ages stayed here. We made amazing memories. Wish every rental was as well equipped as this. It was also very clean and the host was very friendly and helpful!

We work as Plumbers, Electricians, Interior Designers, General Contractors, Information Technology Consultant, Internet Marketing, and Chefs. We love to provide a SOLID value for the product we produce. We are individuals who care, and are trying our best to make this a great experience for you and your family/friends.

We have thought about all the "little-stuff" that gets overlooked. Like having 3 hot-water heaters, so ALL your guests can take hot-showers. Most homes only have 1 hot-water heater. Unlimited, High-Speed Internet (we have 400Mbps...some others have 10Mbps & claim high speed. What do you need?), wi-fi with range extenders throughout the house. Our kitchen seats 18, so everyone can eat together, & outside everyone can eat together. Night lights in every bathroom, hallway, kitchen area, and motion lights when you come home, the house is well lit. Our well-water is really good, but we wanted the best, so we put a $4,000 water filtration system in. I love to cook/eat, so I got commercial grade cooking pots/pans, the kitchen is stocked, and the gas grill is large. Our personalities are "Fixers & Pleasers," and that has proven us well when it comes to providing a great product for large families/groups to rent for a week. Yes, when you arrive, we have a welcome basket with coffee, extra toothbrush, new scrub-daddy sponge, and other treats, along with a nice little surprise to one of our favorite spots. We use high-quality toilet paper, we provide you with extra dish-towels, and extra hand-towels, we provide you with dishwasher detergent, so you don't have to go out and buy an entire box you don't need. We provide you with: paper-towels, high-end linens, pillows, mattresses, because we want you to enjoy your trip, and tell others how great our house is.

When we show the renters the house, we hear in the background all the time, "You get what you pay for." "This is ever better than I expected." "I can't believe how clean it is." "You have thought of every little detail." -- We take pride in what we do, and it shows. We spend 30+ (wo)man hours on the house between rentals, and it makes a massive difference. We appreciate every family that walks through those doors. We Make Sure This Property Is SOLID. The location/property are great too. 15 acres and very private. Nobody is going to bother you, and you aren't going to bother anyone else. You might not know the area, and are wondering if it's close enough to the Dream's Park, Cooperstown, stores, and all that good stuff....Trust Me...the location is spectacular. Plus, you Do Not want to be SO close to the Dream's Park...it's mayhem, loud, high traffic, and on THE main 55MPH road that goes from Cooperstown to Oneonta (that's a 30 minute straightaway, with thousands of truckers and other cars going 55MPH all day/night long. We are an easy, beautiful, 6 minute drive to Cooperstown, and the same enjoyable 10 minute drive to the Dream's Park. Our town is NICE, and well maintained. Other towns, besides Cooperstown, are not nearly as well maintained as ours. You will love the location/house. We are less than a 30 minute drive to All-Star Village in Oneonta. 25% of our renters come from All-Star Village. One Dream's Park renter loved it SO much, she booked our house again for Christmas time for her family. I can't think of a better compliment.

I'm sure you heard how many people there are everywhere and it's tough to get a bite to eat. Well, NOT if you know the secret honey-patch. Here's 1st tip: Friday, after you get to the house, unpack, and want to grab a bite before dropping your son off. Go to Fly Creek General Store for an amazing sandwich, or Fly Creek Cider Mill for pulled pork sandwich, hotdog, apple pie, or Jerry's Place...trust me, NO WAIT.

We've spent countless hours trying to make this home a solid rental for families. We installed a $30,000 Central AC system in the house, and it's unique, because EVERY bedroom, and the other rooms can control THEIR OWN temperature. So, each 8 Bedrooms can set their own comfortable temperature. That goes along with the heat as well. (Please Note: When looking at rentals, please, make sure they have AC in MORE than just the bedrooms. One rental says, "AC window units in bedrooms only, or AC units are removed by Sept. 1st." It can get into the 90's. We had window units, and didn't like the bugs that came through the cracks. -- We spent over $20,000 on good, quality bedding. We have USB outlets in Every bedroom, and in the kitchen to charge your phones and tablets. We installed numerous automatic night - lights throughout the house, so it helps navigate your way throughout the house. We installed a $1,000 device, because cell service isn't strong/good in many places in upstate NY. This device strengthens the cell phone signal strength, and most cell phones get 4 bars. We have true High-Speed, Unlimited Wireless internet access that can handle a lot of people. Saying you have Internet Access doesn't mean much if it is SLOW, and capped. We have a number of outdoor games. We have Bed-Bug protectors on our beds/pillows...I highly doubt any of the renters have these kinds of things. We are obsessed with providing a solid experience. We have 3 hot-water heaters, so you will have more than enough hot-water, so EVERYONE can take a hot-shower. Our well-water is great, but we wanted it even better, so we put a $4,000 water filtration system in. -- When I say it sleeps 20, I Don't mean on futons, or pull-out sofas in Common Areas. I mean IN BEDROOMS and in real, quality beds with nice linens and pillows. This is Not a flop-house, nor is it Sigma Chi, my old fraternity house. This is a nice vacation home for family and friends to enjoy. "You get what you pay for."
