Amelia-Rose, set in the beating heart of the Hunter Valley’s popular area of Lovedale, is a charming, country homestead set on five park-like acres. The property is perfect for groups seeking Hunter Valley accommodation for up to 16 guests and easily caters to large families or groups of friends wishing to escape the city and retreat to enjoy all the comforts of this beautiful property as well as be surrounded by award winning restaurants, cellar doors and attractions.

Your experience begins as you arrive along a manicured rose lined driveway, setting the stage for whats to come. Your enjoyment of the property will begin when you disembark from your car and step into a welcoming home, bursting with charm.

Amelia-Rose features 5 restful bedroom that are accompanied by 2 bathrooms in the main house and also, a character filled 1 bedroom studio cabin equipped with its own bathroom accommodating a total of 4 additional guests in comfort. The master suite features a walk-in robe and modern ensuite. The other three bedrooms are also large in size and share a three-way bathroom.

The main house features a generous and bright open plan living area, perfect for get-to-gethers, which flows effortlessly to a sleek, modern well equipped kitchen with dishwasher, microwave and gas/electric cooktop and oven. For those who like to entertain, the kitchen opens out to a large covered and screened outdoor entertaining area with not only a wonderful bbq but also a heated spa for up to 6 people. Additional undercover verandahs make for the perfect places to read the paper or play board games with friends. Enjoy sitting back amongst the tranquil garden and lovely shady trees as you enjoy the view of the dam and jetty with claw foot bath. Included in this property is a large games room that includes pool table, table tennis, dart board and the fun game 'hookey'.

Due to unfenced dams we do strongly recommend keeping a close watch on your children at all times and infants at arms reach.

Amelia-Rose is a property to be enjoyed all year round with reverse-cycle air-conditioning, outdoor swimming pool and a wood burning fires, perfect for those cooler months and cosy nights in with a glass of fine Hunter wine and some local delicacies to be savoured with friends and family. Experience Amelia-Rose and you’ll be planning your next visit before your first blissful sleep.

Pets may be considered upon request and must be requested at time of booking for approval. If approved, we permit a maximum of 2 dogs at the property at any one time. A $30 per pet fee is applicable for all bookings that include pets.

TARIFF
Weekend - minimum 2 nights, 12 guests from $1710 per night (Thu-Fri, Fri-Sat or Sat-Sun)
Midweek - minimum 2 nights, 12 guests from $1282 per night (Monday-Thursday)
Additional adults $95 per person per night
Additional children 2-13 years $64 per person per night
Infants under 2 years free of charge
A $30 per pet fee is applicable for all bookings that include pets.

Please note that a $40 booking fee is applicable for all bookings made.

Please note if Sunday checkin or public holiday check in then please add $370 weekend cleaning charge

SECURITY DEPOSIT
A security deposit/bond of $1000.00 is required for your stay and is payable as a credit card pre-authorisation. This will be processed approximately 24 - 48 hours before your arrival, so please ensure the funds are available at this time.

LONGER STAYS
Please contact us for a customised quote for longer stays of 3 nights and over.

NOTES
A 1-night stay may be accepted at discretion of Management within 14 days of the prospective arrival date. A surcharge is applicable on the 1-night stay, this will be calculated by our staff and quoted to you before the booking is confirmed.

Weekend Public Holiday, Easter, Christmas, and New Year periods require a minimum 3 night stay full weekend rate.

Concert and special event weekends in the Hunter Valley will have a set minimum night requirement to stay and may attract a surcharge.

Friends catch-up
Amelia Rose was a lovely property for our group of 11 friends who like to catch up in different locations each year. It was well-appointed, with lovely comfortable beds and furnishings. We enjoyed the spa and the fireplaces, as well as the ducted gas heating for those cold winter nights. One couple stayed in the separate cottage on the property. It would be a lovely property to stay in with teenagers who would utilise the games room and the pool in summer. We had a deal where you paid for 2 nights but got to stay for 3, which made it great value for money. It was far enough out of town to be private, but not too far to travel, and the bus for our winery tour picked us up from the gate. What more could you want!

Property was fit for purpose but all the 'amenities' were in disrepair. No pool cues, broken table tennis net, dodgy and dangerous gas top, spa jets not working properly, ironing board with screw head sticking up through surface etc

great location
The house is in a fantastic location, with beautiful surrounds. The house has a great layout too! Beds were comfy and all supplied linens were beautiful. The house itself felt unloved with some general maintenance required - holes in nearly flyscreen, front door broken, the pool needed to be scrubbed down on the sides and the bath required scrubbing before use.
