Great location, wonderful house for groups, but needs some work

This was almost the perfect house in an idyllic setting for our group of 8 twenty-somethings. It's a great place to bond as a group and conducive to hanging out, cooking, and listening to music.

What we loved:

-Beautiful 360-degree views w/ lots of great bird watching (and listening) to be had from either the lower level patio or the top level deck. Bring binoculars if you have them (or buy them if you don't, it'll be worth it. Check out the Wirecutter for a great review on what to get).

-Phenomenal outdoor living area with several seating areas and tables on both upper and lower levels

-8 speaker outdoor soundsystem and headphone cable hookup.

-Outdoor kitchen on lower level with huge island

-Fully functional AC in all upstairs rooms with individual zone control

-Coqui noises at night, bird songs during the day. There's also some chickens and donkeys nearby. Bring ear plugs if these bother you.

-There's a blender and a citrus juicer!

-2 hammocks

-Clean, fully functional bathrooms

-Beach towels (6) & chairs (3)

-New washer/dryer setup

What we didn't love:

-The grill/oven/griddle unit lacked any sort of instructions to go with it and was also in slight disrepair—not to the point of inoperability, but enough to be very annoying. The starter is broken, the labels have long ago worn off of every dial and switch, the provided grill lighter is unreliable, One of the knobs didn't work at all and popped right off, and the whole thing was was FILTHY when we opened it.

-The listing specifies that the hot tub heater is broken. But the pool relies on the hot tub for heating. This renders the pool unusably cold (felt like <70 degrees F) for anything more than cooling down for a couple minutes at a time. No good for swimming/hanging out.

-Sofa bed is totally broken and needs to be replaced

-The ceiling fans in the house don't work.

-Only provided one remote opener for the front gate to the gated community. Really should give 2 since groups w/ more than 5 ppl will need multiple cars.

-A house for up to 10 ppl should come with a dishwasher.

Bonus tips:

-Go to Costco in San Juan before coming to Luquillo. Groceries are expensive and of mediocre quality. Selectos in Rio Del Mar is closer. Amigo in Luquillo is cheaper, but essentially just a groceries-only Walmart with a different name.

-The Hacienda Carabali restaurant is only $1-2 more expensive per dish than the Luquillo Kiosks for the same food

Resposta do proprietário: We're really glad you enjoyed your stay and pointed out some glitches that needed to be worked on. Our future guests will be happy to know that we got a new grill, that doesn't need clicker or matches to light, just turn the knobs. The sofa bed was replaced by a futon that sleeps 2. Ceiling fans only needed batteries and I informed that there are always AAA and AA batteries in one of the drawers, in the upstairs' kitchen. When I went the afternoon you left, the batteries were there, I replaced them and lo and behold, the fans and their lights worked fine. Now we have 6 beach chairs and about 10 beach towels for our guests' convenience. As for the pool, it's never been a heated pool. The hot tub was always an extra and not used by most guests. Water is usually warm during the day, when the sun is out and warms it. As for the dish washer, this is an appliance rarely used by the locals. The majority of people buy disposable cups and plates to use down stairs since one of the house rules is not to use glass china and glasses near the pool area for guests' protection.

You're paying for what's outside....

...gated community, beautiful views & pool, conveniet local, semi-updated inside, & out.This home could be great with updates, cleaner finishes on their DIY projects, & a guide to navigate it's quirks!

My Husband, our 4 kids (2, 6, 10, 13), & I arrived in the evening. We used the written directions, & not the HomeAway GPS location. The house is fenced in, & has a gate with a chain, at the edge of the driveway.

The front door was hard to open all the way. The home was hot when we arrived, & has no screens in the living area, but it has 4 AC units. The lighting inside is dim. The home has lots of storage, kitchen supplies, beach toys, & love the hammocks!

We headed to the pool night 1. The pool lights were on, but the problem was finding the other lights outside. Countless amounts of light switches all around, a lot of which went to nothing. Labels are an easy fix.

On our 1st night, between 10-11pm, we found out our neighbors had a very loud donkey. His fav times of day to "talk" 10-11pm, 5-7am. 6-8am: roosters, dogs, construction, ATV'S, neighborhood landscapers & firecrackers.

The morning of day 2, we were shocked to see men walking around the property. They were pool guys & we inconvienced our day until they left. When we came back home, our gate was open! Nothing was missing, but it's alarming.

We discovered a window that had slid down it's broken frame, leaving a 2 inch gap. We covered it with a plastic bag & informed the manager about our day 1 troubles, who apolgized. No one came to fix the window, which could easily fall out.

There's no video game system as advertised. No screens in living area. Not enough couch seating, so we used the sofa bed for movie night & it's broken! There's no support at one end. It took force & finesse to close it. Judging by the condition, this was the tactic everyone used.

There's no oven, but the large Grill has one. When we saw it's broken knobs, we left it alone.

The master bed is too springy, my husband's movements woke me up. But the matress is comfortable.

The bathrooms have nice finishes, but the tub has a huge area of repair tape on the wall, & another big hole left uncovered. The bathroom, has gaps between the floor boards. You can see the 1st floor. The shower head is too low, & hot water takes a while. The faucets spit water on you when turned on all the way. Mold & mildew in the tubs & patio furniture, gross! There's litter on the property, & cigarette butts around the stairs. Gross!

Resposta do proprietário: We regret you went through this mayhem. We do have some projects that were begun and will be finished soon. The bathroom being one of them. Everything mentioned will be taken care of. The lighting upstairs uses the recommended watts recommended by the manufactures but the ceiling fans also have lights that can be turned on without turning on the fans while the A/C is on. We will go personally to check the lights downstairs and fix eliminate switches that go nowhere and label or leave instructions on where and what part they belong to. The pool guys go every Thursday to clean it and make sure guests enjoy the clean water. We will include this in information sent to guests, so no one else is surprised if crew comes in very early, as it happened that day. As you told us of this inconvenience to your day, we didn’t want this to happen again, window was left to be fixed after your departure and will be fixed shortly. Sofa bed is going to be replaced in the coming weeks and the grill. We will also be inspecting the outside cleaning more closely. About the animals, there’s nothing we can do about that. This is a country home with all its faults and charms.

AMAZING HOUSE!!!!!

That house was absolutely PERFECT in every single way!! The outdoor patio living area is AMAZING! I honestly cannot say enough good things about this house as well as Carmen and her husband! I ALWAYS travel w my own sheets but the bedding in the house was better than my own sheets, so soft! Carmen emailed me soon into our trip to check on everything and the Internet wasn't working, her husband was out the next morning fixing it and it worked perfectly after! The location of the house is perfect, honestly my husband and I and our 4 kids didn't really leave the house at all for the first 5 days! Lots of late night family swim times made this vacation perfect! We will absolutely plan our next vacation and stay here at this house!! THANK YOU for such a beautiful house!!!

Lovely Tropical Get Away

The property was perfect for our group. We were able to cook our meals comfortably for a group of 6, dine together, and relax. The house and amenities were clean, the decor was lovely, and the location was prime! It is a wonderful gated community in the middle of horse country, perfect for a relaxing get away.

Amazing views, clean and spacious

The views were incredible. The pool, outdoor kitchen and deck area were amazing. The house was very clean and spacious. With a couple of hammocks, outdoor sofas and an air mattress, all 11 of us slept comfortably throughout the week.
