If cancellation is due to government legislation, 100% refund will be given regardless of the period before arrival date. 

Pixies Croft is a two storey, stone and oak cottage situated next to the Hastings Country Park between Rye and Hastings.  It has floor to ceiling windows, a balcony and terrace with view to the sea and country side. The cottage has its own car park and garden surrounded by woods. 
The accommodation has three bedrooms; two doubles with king size beds and a single. It has  two shower rooms and a bathroom with deep soaking roll top cast iron bath. The sitting room has floor to ceiling folding doors leading to a terrace over looking out to sea and country views. The kitchen and dining room are on the ground floor opening onto a terrace. There is a green egg clay oven BBQ and garden furniture.  Kitchen facilities include an induction hob, fridge, freezer, oven, induction hob, micro wave oven, bean to cup coffee machine, food processor, dish washer, tumble dryer and washing machine.  There are three TV & DVD players  and commercial fibre optic broadband. 
Pixies Croft is set within 14 acres of private meadows ideal for country walks. Guests are offered shared use of the private tennis court with markings & nets for basket ball and badminton, a boules and patanque court and table tennis.

Cancellation Policy

100% refund for cancellations made 30 days or more before check-in date.
50% refund for cancellations made more than 14 days before check-in date.
No refund for cancellation made less than 14 days before check-in date.
Late arrival or early departure does not warrant any refund of rent.

Damage Deposit - A pre-authorization of GBP 200.00 is due 1 days after arrival and released 7 days after departure.

Long term rental welcome.
Maximum occupancy 5 guests.
Monthly rate based on 28 nights.
10% discount on 7 nights bookings and 20% discount on monthly rates.
