Stunning Setting! This large mountain lodge sits on 32 acres bordered by National Forest and the beautifully clear Ammonoosuc River with private beach access to enjoy tubing or fishing and nature trails to explore the incredible ecological diversity of this area, from beaver ponds to streams and vernal pool to maple forests and red spruce woods. Sit on the deck and see if you can spot our resident bald eagle. And don't forget to take in the views of the mountains, with a stunning deck overlooking a protected bird nesting area of the White Mountains National Forest and the Presidentials Range, including a direct view of the top of Mount Washington and its famous observatory. The outdoor living area is a perfect spot for the family; gather around the fire pit after a long day of skiing or hiking, or host the rustic wedding of your dreams! Although you are surrounded by the simplicity of nature, you can get spoiled by the special amenities this home has to offer including a deep 5-person hot tub on the deck, gas stove, AC, Jacuzzi tub in the master bedroom and a lower level with an additional kitchen, foosball and pool table. Nicely appointed with log furniture, new sectional, and a rustic chic reclaimed wood wall in the living room. Double kitchen! Upstairs, in the main living space, you will find a full sized kitchen with all the most commonly used gadgets including a slow cooker and a Instant Pot, stainless appliances, etc. A secondary living space off the main entrance offers another option for someone to sit and enjoy a book in front of the stunning view and the electric fireplace. And another living room downstairs has a large TV - great to keep the kids entertained while the adults hang out. TVs feature lots of live and on demand options including Hulu+, Netflix, HBO, Amazon Prime, and Disney+. Just two minutes from the ski area base! Although minutes away from skiing, restaurants and adventurous activities Bretton Woods has too offer, you are in a world of your own at this mountain retreat!

The main level has 3 bedrooms, 2 full bathrooms, kitchen, living room, entryway, and additional living area. The lower level has 2 bedrooms, full bathroom, additional kitchen, and large entertainment area with TV room, foosball, pool table, and direct access to the yard.
Guestroom 1: located on the main level with access to the deck through huge sliding doors. Includes an ensuite bathroom with jetted jacuzzi tub and separate shower area. The bed is a queen sized, log style. Sleeps 2.
Guestroom #2: Located on the main level and features a queen bed. Sleeps 2.
Guestroom #3: Located on the main level and features twin over futon. Sleeps 3.
Guestroom #4: Located on the lower level and features queen bed and a full over full bunk bed. Sleeps 6.

Living/Family Rooms: Off of the kitchen, the main level living room offer a cozy cabin feel with rustic furniture, gas-powered wood stove and TV equipped with all your entertainment needs including cable, Netflix, Hulu, Disney+, HBO and Amazon and free high-speed wi-fi. Large sliding doors allow access to the wrap around deck with incredible views and extra dining space. On the lower level there is a TV and game area that includes a Pool Table for extra fun!
Outdoor space: Looking out off of the 12ft. wide deck you take in the spectacular outdoor living/entertainment patio which includes a covered kitchen, large bar, dining table with pergola and firepit. The pond and waterfall add to this grand oasis that is perfect for fireside s'mores or hosting your next family function. -Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
- No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization. Pet fee for pet friendly units ($100/pet per stay) is not included in Airbnb quotes.
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. #A Note About Events and Weddings#
Unlike condos and residential areas, the Moose Lodge is perfect for events such as bachelor parties, family reunions, etc. There are 3 units on the 32 acre properties, ensuring lots of privacy. However, we ask guests to be mindful of excessive outdoor noise between the hours of 10 pm and 8 am, to avoid bothering guests from the other units. If desired, however, guests can book all 3 units, which will eliminate the need for quiet hours.
With its spectacular setting and fantastic outdoor space, the Moose Lodge is also a great venue for your informal wedding or for a large gathering. Events and weddings with >30 invitees are subject to the following conditions:
1. $2,500 event fee
2. Guest must rent all units on the property: Moose Lodge, Bear Cabin and Owl Roost
3. Minimum of 4 night rental is required
4. Wedding insurance is mandatory; owner and Bretton Woods Rentals must be names as "Additional Insured"
