Our villa is approx 45 mins from Faro airport, situated in a quiet secure golf resort, directly overlooking the golf course with the Monchique mountains in the distance. Parking is available outside the villa. Our villa is situated in a very quiet corner of the Gramacho golf course, with no through traffic and not near the main road.

A wide entry area leads directly into the living room, which continues out onto the upstairs balcony via french doors. The balcony overlooks the private pool, gardens and golf course, and out further into the hills and a distant view of Portimao. There is a dining area complete with piano for the more talented visitor. With comfortable leather sofas providing the place to relax and unwind at the end of the day or when it is just too hot.

On this floor as well as the main living and dining areas, is a well equipped kitchen and laundry, complete with washer, dryer, and access to the garage. On the other side of the living area is the master bedroom, with it's own ensuite bathroom and dressing area, and safe. The master bedroom also overlooks the upstairs garden with a small patio area and air conditioning.

Downstairs are the 2 other bedrooms with direct access to the pool area each bedroom having it's own bathroom. These 2 bedrooms each contain 2 single beds, pushed together to make a double. One bathroom has a bath and shower, while the other has a shower. Both bedrooms have individual air conditioning and french doors out onto the pool area. One of these bedrooms also has a safe.

There is also an extra room downstairs which contains an extra tv for video games, sofa and a small kitchen area for storing drinks with direct access to the pool patio area. A great place for the younger members to spend some time.

The pool is surrounded by mature gardens and a patio, with a small barbecue area to one side and is exposed to the sun for long periods of the day There are 6 sun loungers and several parasols. As well as a table on the upstairs balcony, there is a table and chairs pool side. As of January 2019 there is now the option to have pool heating in the cooler months. There is a pool cover and costs for pool heating will be £170 for first week £90 for further weeks. Currently the temperature seems to be on average about 28-30 degrees. Needs to be booked in advance We are working towards being greener and more environmentally friendly, and our pool heating is provided by air source heat pumps.

Although the villa overlooks the 17th tee box, it's elevated position ensures your privacy, from those trying their luck on the course. But of course there is nothing to stop you taking in the view.

A Table tennis table is available for the more energetic, with the resort also providing high quality golf and access to a tennis court. It's about a 5-10 minute walk to the club house, where the view down the 18th fairway whilst partaking of a cooling beverage is highly recommended.

The villa has internet access and a tv/dvd offering many UK channels including sky and BT sports plus other European options. There is no need to bring beach towels as these are provided, and should your party include younger members there is a cot and highchair available (just need to let me know).

There is also a small spa (for a fee) at the club house, with heated pool and sauna and steam room.

The resort of Carvoiero with bars, restaurants and beaches is only 5 minutes drive away, and a small supermarket is within easy walking distance. While a bigger supermarket is less than 5 minutes drive.

The coastal area in and around Carvoiero has some of the most spectacular views along the Algarve (we think) with high cliffs and small bays. There is a lovely board walk above Carvoiero town, and the cliffs are definitely worth an exploration by boat.

Housekeeping comes once a week during the week, and issues (should there be any) are quickly solved by our local manager, who will pop in to meet you.
