Good house but online says 24 people can stay but didn't find bed option for 24 people to stay. We had 6 adults and six kids but didn't find enough beds for all of us. So some of us slept in the floor using comforters. Otherwise the house was ok to stay. We will suggest this is good for 8-10 people.
Sunil, glad you enjoyed the house! In addition to regular beds for 6, there are 2 very nice queen air mattresses (2 people each), a pull-out queen couch bed (2 more), and 3 other long couches (1 each) - so about 14 sleeping spots provided, plus a few thick foam pads for any floor sleepers beyond that. Larger groups have brought additional air mattresses, and/or camped in the back yard.
My family stayed two nights to enjoy the National Parks. The house was clean and spacious. We really enjoyed the ease of getting to Zion and Bryce Canyon National Parks. The neighborhood was very quiet and peaceful at night. We would certainly recommend this property to others.
National Parks Visit
Great geographic location for visiting Zion, Bryce, Cedar Breaks, Antelope, Glen Canyon, and Lake Powell! My wife and I did each park in 6 days (Zion twice). Really nice access to the east entrance to Zion...maybe 25-30 minutes.
The neighborhood is average to poor....neighbor's house to the west is especially close and rundown. Overall, I'd call it rustic surroundings.
Orderville is small, but easy enough to find groceries, gas, etc.
The house itself is dated, lacking in up-to-date AC/heating (wall & window units), and not overly charming or cozy....but it is adequate for how we used it, which is as a home-base for our hiking. By the end of our stay we grew to like the place well enough and it did not detract from a very pleasant trip to Utah.
I would say it's slightly overpriced for what we're used to getting through HomeAway for the money.

Hi Thomas, glad you enjoyed the house! The A/C and heating are modern and eco-friendly, and condition the house well according to all our guests thus far. I'm guessing you're not familiar with swamp coolers - they work very well in our climate, and are far more eco-friendly than electric cooling. Likewise, the electric heaters in each room are modern and allow zoned heating; there is no local gas utility, so propane for central heat has to be shipped in and costs several times more than electric heat.
As for pricing, we are one of the less expensive listings by price per square foot, but more updated than much of the market. We generally host larger groups since it is a larger house, so the per-person cost for your small group may have been a bit higher than at smaller listings.
