2 bedrooms – antique and modern styles –, bathroom, living room, kitchen and balconies with a view on Amiata Mountain. Plenty of parking space. Bed&Breakfast option.
The whole apartment is at guests' disposal. It is also possible to use the washing machine in the basement and the clotheslines in the courtyard on the back of the house or the lines between the bedrooms' balconies.
A WIFI modem is also available to guests; it works on the mobile network (3g). Since we are on a small village on the mountains I beg you to understand that the mobile service is poor, therefore the internet connection is slow and sometimes is interrupted. It is enough for social networks' messaging, email, and with a bit of patience, internet browsing. Sadly, music and video streaming will not work; I apologize for that in advance.
During some times of the year me or my family could stay in the apartment on the third floor and in that case it will be our pleasure to take care of our guests personally. I travel almost all the year round, both for leisure and work, so I will often be away.
A manual is available with all the information regarding the house and emergency contacts. Also, a Guidebook with ecotourism activities in the surroundings and places of interest is available for the guests.
A trusted person is in charge for the management and the cleaning (on request with advance also during the guests' stay), the catering of the food – in case you opt for the bed&breakfast service – and any other need or maintenance intervention that may be necessary.
After booking I will provide my Whatsapp contact where you can reach at any time (considering the time change!) and the phone number of the cleaning in case you need to contact her (if you speak italian).
The apartment is at the second floor. There is no elevator.
ATTENTION: Local laws impose (unfortunately!) to tourists the payment of a TOURIST TAX, of 1 euro per person (over 12 years) per day. The owner must collect this fee separately because Home does not do it automatically. It can be paid in cash once at home or through to the Airbnb money request function.
Vivo d'Orcia is a small hamlet on Amiata Mountain, located in the middle of Orcia Valley (Val d'Orcia), awarded "UNESCO World Heritage Status".
The village has essential shops, a small supermarket, a bank and a church. If you can't find what you're looking for then you have to head to the near city of Abbadia San Salvatore, 15 minutes drive from Vivo d'Orcia.
Walk a few steps from home to find yourselves thrown back into the Medieval atmosphere of the Hermitage, legacy of the ancient Camaldolese monastery, acquired in 1538 by the Counts Cervini family, whose descendants still dwell in the castle. The Counts are to be credited for the construction of the ancient County, the warehouses, the oil mills and the water mills, around which the thriving economy of the area revolved.
Around the house and the small village you can find chestnut, beech and fir forests, streams of crystal clear waters and natural waterfalls. Numerous guided trails lead you to discover the richness of nature of this mountain. During the mushroom season it is not uncommon to run across a delicious Porcini mushroom on your stroll.
Just a few kilometers and you can reach the hot springs of Bagni San Filippo and Bagno Vignoni, whose sulphurous waters will pamper your body.
During the winter season the ski resort of Amiata hosts thousands of snow sports enthusiasts offering all kinds of ski slopes as well as restaurants and bars.

The hamlet of Vivo d'Orcia is so small that it can be walked through in a few minutes.
To get there you have to refer to the town of Castiglione d'Orcia, of which Vivo d'Orcia is part, or the near city of Abbadia San Salvatore.
The nearest airports are those of Perugia, Firenze, Pisa, Bologna and Rimini.
The village is reached by public transportation (buses). It is recommended to check Google Maps or the app Moovit to plan a bus route since the schedules are subject to change depending on the season and are easier to use than the bus companies' websites (
