You are welcome to access all areas of this single-story house this is a one-bedroom house with 1 bathroom and is nice for a family with kids sleeping on a few couch beds and a day bed and one full in the bedroom. The community areas are the yard games like volleyball the swim pool spa and the docks and kayaks and lake toys and trash container across the street. Remember do not park on the street say in your driveway please and avoid using or intruding on other guests if they are using that area just wait, they won't use the area for that long before you can use it next. This is on a cul-de-sac, and we own the lot across the street to park your vehicles.

We have a guest check in person that and if not available will get your code for you by text and check on you if needed, your first 4 guests are covered in the clean prep fee in in billing at approx. $20 per person.
We have an open-door policy.
This means you can add guests up to and including after your arrival.
The fees for your guests will be calculated after you decide your done adding or inviting guests and giving us your final total.
Extra guests are $25 per night and a 1 time prep clean and linen fee $20 per person less what you already pay in your original requested fee.
This can be deducted or will be taken from your deposit if not paid along with any damages or not cleaned or missing items.
We prefer to clear this up before your arrival if your open-door guests' numbers are certain, however we can wait until 24 hours before check-out if you prefer and need time to get your open-door numbers finalized.
This is much like a fridge in a hotel with fresh beverages as you consume them you will have to eventually pay at check out.

Property must be less like it was when you're right other than the linens that must be placed by the foot of the bed.

Any yard toys must be put back where they were when you found them to include kayaks tied up.

Turn in up to 10% of your rental receipts or one nights round trip transfer receipt for transportation for refund on your rental, or upgrade to our limo service $12.50 per person each way or approx. $30 per person for 4 -5-hour local rental min # paid seats required.

After arriving to the property, we require to fill out our arrival review sheet, there is a link in our group check in text or there will be a hard copy at the location to fill out. If this isn't filled out by 2 hours after arriving, any waived fees will be reapplied to your bill or a minimum fee of $100 will be added to your bill.
Please Park only in driveway we have 4 spots no street parking please.
Note house rules stating the extra guest rate $25 per person per night w prep and cleaning $20 per person a 1 time fee and deduct what is already billed to get accurate rate once your final number of guest staying and guests visiting past 9pm are considered overnight guests is available for change (our open door policy) this is simply to have the most accurate numbers possible. The platform site does not share these figures with us:) We typically add $20 per person or an amount upfront to get a base prep fee but don't know your final count yet, upon arrival or just prior we can finalize your number of guests. Damage deposit is required for all properties before arrival unless waived by the owner. You will not gain access to the property until damage deposit or any unpaid balances are received. The damage deposit varies depending on what property and group size(on average $20-$25 per person) Minimum of $100 to $2500. It can be paid through the following options, cash app, or this platform. It will be refunded 14 to 21 days after your check out depending on receiving your review.
Outside umbrellas must be closed up when not in use, if they get damaged there will be a $50 fine.
No fireworks allowed. There are no exceptions to this. Neighbors on the lake will call the cops and you will be asked to leave with no refund.
Propane tanks are $30.00 each with a $40.00 deposit.
