The Villa is a spacious, bright, and cool modern house built in 2002 to the highest standards for the owner's own use. It is strategically located within one and a half hour driving distance from Athens, surrounded by unspoiled nature.

It is a quiet and peaceful hideaway, enabling you to relax and revive, whilst at the same time offers all the comforts and facilities a modern house can provide and make your holidays unique and unforgettable.

The swimming pool with its patio and lawn, as well as the adjacent BBQ equipped with all the dinning utilities, will attract you to stay in the garden all day long. It is a little paradise away from the crowded and noisy beaches.

Romantic types will find their place in the 2nd floor balcony, where they can enjoy their drinks, whilst sunsets draw a different painting each evening.

Explorer types can make daily expeditions, taking advantage of the fact that many ancient places of great historic interest are located very close to the villa.
Visit: Arachova and Delphi, Thermopiles, Chaeronia, Tithorea and Amfiklia.
Chalkis and Athens will offer another great opportunity for a daily excursion.

The Villa is situated in the northern slope of Theologos Hill, overlooking the North Evoic Gulf and Northern Evia Island. It is built in a plot of 1023 sq. meters. Its front faces north, taking advantage of the cool Northern and Northeastern winds prevailing in the Aegean Sea during the summer months. The distant Hills and mountains of the Evia Island act as a natural fence, reducing the strength of the winds to a level of a soft cool breeze blowing from the sea. This creates a sense of comfort and relaxation whether you are having lunch in the front porch or you are basking in the sun by the pool.

Accommodation: The total accommodation area of the building is 204 sq. meters, out of which 151 sq, meters. is the main living space.
This includes:
The ground floor (33 sq. meters). This is an independent studio with its own living room/bedroom/ kitchen in one common room, and a bathroom. There are two single beds, and it is equipped with a closet, TV and DVD. In the bathroom there is a washing machine, and the kitchen is fully furnished, including a refrigerator, electric oven, cooking stoves, microwave oven and a dinning table.
The first and second floor is a Maisonette of 118 sq. meters.
There are two Bedrooms (one in each floor). In each bedroom there is a double bed, a closet, TV, & DVD. The first floor bedroom is additionally equipped with a HiFi system and Satellite TV.
There are 2 bathrooms (one in each floor), a fully equipped kitchen, and a living room with a fireplace. The living room, the kitchen and the dining room are integrated in one large space. In the living room there is a 36" HD Plasma TV, a Media Player, Satellite decoder, BD/DVD player, a HiFi system, and a VHS Video.
In the 2nd floor there is a loft, used as a study room, with a desk, and a sofa, which is converted in two separate single beds or one double bed.
In the 2nd floor there is a large balcony with a coffee table, chairs and a settee.
In the 1st floor outside the kitchen and the bedroom there is a porch.
Also in the 1st floor main entrance (outside the dining room) there is a large porch 4 X 7 meters, which is used for dining in the summer.

Facilities: All rooms are Air Conditioned (Hot/Cold) and equipped with Central Heating with separate thermostats in each floor. All rooms are equipped with a TV, DVD, telephones and Intercom.

Private Swimming Pool: The dimensions of the Swimming Pool are 8 X 4 meters. The minimum depth is 1 meter, and the maximum 2 meters. The Pool can be covered with a plastic cover electrically operated. There is no heating equipment for the Pool. Two different and independent electronic systems are used for the disinfection of the water: a) Liquid chlorine injection, and b) Ozone gas, which is injected in the water in a separate mixing chamber before it is pumped into the pool. The co-existence of the two systems ensures that the absolutely minimum chlorine amount is used in the water, avoiding any adverse effects to the bathers. The Ph balance is also electronically controlled. The Swimming Pool surrounding area is 60 square meters. There is Fresh Water shower (with hot and cold water), Sun Beds, and a Large Umbrella (dimensions 3 X 3 meters)

BBQ: The BBQ is situated in a semi-opened area covered by roof tiles, and its dimensions are 8 X 4 meters. There is a marble table sitting 8 people, a large sink with hot water and cupboards with all dinner utilities. Trees and flowers surround it. In the BBQ there is a big charcoal grill, and a smaller gas lava stone grill.
Garden: The total yard and garden area is about 900 square meters. Between the House, the Swimming Pool and the BBQ there is a space of 90 square meters lawn. There is a large concrete front patio of about 120 square meters. In a lower level there is also a garden with trees, whilst next and behind the house there is a flower and lawn-covered area.

Floor Area: 151 sq. meters (excluding ancillary spaces like garage, and boiler room which will not be accessible to renters)

Suitable for: Families with relatives or friends. Wheelchair access only in the ground floor. No smoking, No pets. Children as well as long-term renters welcome.

Meals: Guests provide their own meals.

each floor.

Bedrooms:
Ground floor Bedroom 2 single beds
1st floor Bedroom 1 double bed with anatomic mattress.
2nd floor loft/ study room 2 single or 1 double bed/ sofa.
2nd floor Bedroom 1 double bed
In total 8 persons can be accommodated without taking into account the two sofas in the 1st floor living room, which can also be used as beds.

Bathrooms: 3 Bathrooms, all with toilet, shower, located at:
- Ground floor
- 1st floor (shared with the living room guests if sofas are used as beds).
- 2nd floor (shared with the study room/loft guests).

Kitchen: 2 fully equipped kitchens are available.
- Ground floor. The kitchen is equipped with dishes and utensils for 6 persons, a compact size refrigerator, a family size oven and a 4 ring stove, microwave oven, electric fryer, water heater, coffee machine, toaster.
- 1st floor. Equipped with dishes and utensils for 12 persons, a dishwasher, a family size refrigerator with a deep freezer, coffee machine, toaster, a family size electric oven and a 4 ring stove, blender, water heater, electric squeezer.
- In addition, the BBQ is provided with dishes and utensils for 12 persons.
All soaps, detergents, papers etc. are provided.


Dining: 5 different dining areas are provided as follows:
In the ground floor:
In the porch there is a marble table and a concrete sofa seating 4 persons.
In the dining room, a table seating 4 persons.
In the 1st floor.
In the front porch. 4 to 8 persons can be seated, using one or two of the available tables.
In the dining room 4 to 8 persons using one or two of the available tables.
In the BBQ.

Exterior spaces:
In the ground floor: A 34 sq. meters porch with a marble table and concrete sofas. Also a 120 sq. meters patio.
In the 1st floor. The front porch, of about 34 sq. meters. The back porch, of 12 sq. meters. It is accessible from the 1st floor bedroom and the kitchen.
In the 2nd floor. A balcony used by the loft and the 2nd floor bedroom, with a wooden sofa, chairs and a coffee table.
In the BBQ. Two concrete sofas within the BBQ area.
The swimming pool patio of 60 sq. meters with sun beds and umbrella.
90 sq. meters lawn between the BBQ and the pool.
A tree garden in front of the house patio.
The swimming pool is 8X4 meters. No heating

Entertainment: All rooms with TV, DVD players. In the 1st floor there is in addition a Satellite decoder, a BD Player, a VHS Video Player, a Hi Fi system with radio, cassette player, and a wifi media player. Available speakers for wireless music in the outside (pool patio, BBQ etc.)

Activities: Walking, swimming.

Cleaning: No cleaning service is provided during the rent period. If it is requested, it can be arranged at an additional charge. The gardener however will be cleaning the patio the main entrance stairs and the pool patio twice a week. The service is included in the rent.

I am an ex Merchant Marine Officer with many years of employment in the Greek Shipping Industry. The plot where the house is built was purchased in 1999. Since then, I spared no time and effort to build a house with top specifications, which would offer to me and my family many hours of relaxation and joy.
I am now retired, and decided to dedicate my time and energy into setting up a place which can offer to guests a top quality residence, enabling them to revive and relax.
My Philosophy is that everyone's holidays are sacred, and should be treated with respect. To this end, I feel that guests' needs and small details that make the difference in living quality, should be satisfied to the best extent, without maintaining a strict commercial attitude.
My goal, and this will be my greatest satisfaction, is that all guests will leave the property at the end of their holidays with the feeling that they had a great time and would like to come again.

Por que o anfitrião escolheu essa propriedade

The settlement where my property is built, was established back in the mid to late 70's by the Greek army. It comprises 4500 plots of 1 acre each. Me and my family were visiting the area since that time, and for many years, as guests of a friend who had built already a house in the same block.
We were going swimming at the coast just below the block. We were crossing the path passing through the wood, and we had a secluded beach all for our own, with the pine trees reaching the sea, big granite rocks ashore and deep crystal clear waters.
We spent many unforgettable moments there. My daughter learned to swim in this place. We strolled in the wood trails, we went fishing, and enjoyed evening BBQ's with a good company. This is the reason I decided to built my own country house in this area.

The area can offer exiting moments for all tastes.
Night life at Theologos or near by Seaside villages like Skala Atalantis, and Livanates.
There are many taverns restaurants, bars, cafes, etc.
Snorkel diving and swimming along a huge coastline and organized beaches.
Horse riding for kids and a zoo in a nearby Theme Park (Parko Dimakis)
Exploration of nearby ancient places like the ancient port and village at Theologos (Port of Halai), The ancient port at Larymna, The Delfi and its museum.
Exploration of near-by villages and cities like Chalkis, Livadeia, Arachova, Heronia, Ano Tithorea, Amphiklia, Thermopylae.
And of course many hours of peaceful relaxation in the quite environment of the house, either sunbathing next to the pool or gazing the sea enjoying a coffee in the front porch.
Children can play in the pool, or in the lawn or in the front courtyard.
Types who like to be active can be in charge of the BBQ organization and setup, whilst workaholics can have their own desk in the loft.
Romantic types can enjoy their drinks watching the sunsets in the 2nd floor balcony, whilst cinema aficionados can watch movies in the TV sets in all rooms.
If cooking is your hobby, go ahead. Everything is at your disposal to create wonderful meals. If however you prefer a ready meal, taverns are only five minutes away offering fantastic fresh fish, meat, spaghetti, pizza etc.
Homemade Greek traditional meals can also be prepared by the housekeeper by direct arrangement at a cost to be agreed.
In general, the property is positioned and equipped so as to satisfy the most demanding guest.
