Wonderful Location and Perfect for Two

We had a wonderful week! The carriage house was just right for the two of us, it had everything we needed. The courtyard was a great spot for morning coffee or relaxing in the early evening after exploring Tucson or the surrounding area. The wonderful eclectic 4th Avenue shopping district is within walking distance, a block away. There is a very nice Co-op, Food Conspiracy Co-op, for groceries, various stores for all sort of other shopping plus a number of nice places to eat. I would also suggest Time Market, 3rd and University for beer, wine or a slice of pizza. However we mostly picked up groceries and ate in. The kitchen is well stocked for cooking.

The carriage house is also close to downtown or if you are looking to head out into the surrounding area, close to highway access. Once the light rail system is up and running in the fall of 2013, access all over the city will be even better.

We are looking forward to a return trip and would definitely stay here again.

Great location! Would recommend this to anyone visiting wanting to stay near UofA and Downtown. Easy walk to all the best restaurants. Susan is an excellent host and provided us with everything we needed prior to our arrival. Looking forward to staying here again on our annual trip to Tucson!

Susan's place is charming and functional. Perfect location in historic 4th ave neighborhood. The price is excellent! I'd love to stay here again next time I'm in Tucson. Steadily looking forward to it, actually. :)

Great Stay in Tucson

Location is off the charts! We walked to 4th Ave, Downtown and the University. The property was in nice condition. It is rather small and the steps to the bedroom/loft could be a challenge for some. I consider this a great value and would absolutely stay here again.

What a great place to stay in Tucson!

This is such a nice, well-outfitted, convenient base from which to explore Tucson. I had a great time staying here and hope to return in the future. The place is well described, and the photos do a good job of showing what it's like. I didn't realize until I got there, however, that the bedroom space is a loft overlooking the living area. It's very airy and the high ceiling makes it feel bigger. The kitchen is extremely well-outfitted and I cooked every night with ease. Everything was clean, in great condition, and just what is needed.

Susan is an exceptionally organized and efficient host. Her communications were so detailed and clear, and every detail was taken care of effectively. She is clearly a real pro at this, and puts a lot of effort into making her guests' experience a happy one.

I was amazed at how easy it was to operate without a car from this location--and I don't think that would be true from many other spots in Tucson. Having a group of cacti right out the front door in the little patio brought the desert closer. Having the streetcar a couple blocks away was super-useful. I was surprised at how quiet it was given how close this location is to the bustle of 4th Avenue.

I'm not from the SW, so I was concerned about the fierce summer weather. It was 108 degrees several days while I was there! But the AC and fan in the carriage house work perfectly, as if those temperatures are nothing.

Stay here if you can--it will be a lovely experience!

Proceed with some caution

I just completed a two-week stay. The location was good for 4th Ave/UofA, but other than that it was one of the most average places I have ever stayed. It was not a pleasant first morning to discover there was no soap, shampoo or a blow dryer (I understand on these kind of rentals that the renter supplies this stuff but I have stayed in a lot of them across the world and have always experienced a starter set of supplies). The owner replies to emails quickly but was rather inflammatory and accusational when I pointed out that the ad indicated there was a phone and the space did not have one (being out of country this was an important feature in the space that I booked which was why I had booked months in advance). I found this out a few days before I was to arrive -- too late to find something in the same price range in the same general area. Because of work-related teleconference calls (and yes, I do know about Skype, etc) I had to have access to a phone. When I suggested this was going to add some cost to my stay and hours of inconvenience driving to a place a few times where I could use a phone, she accused me of bullying her. So please do check the ad carefully and be in touch with her regarding anything that is important for your stay. I was there for work and wanted a space to work at ... the desk that is in the photos is not in the space so another way that the advertisement was not accurate. The bed was very nice but the towels need replacing. I assume they were stained with bleach or something at some time but they did not look appealing to use (I have photos if you are interested). The couch needs replacing -- saggy and not very clean. Very old TV. I was not really fond of the alley entrance because I was there by myself. The alley is not illuminated at night so if you do not put the house external light on when you leave in the sunny daylight it is very dark to enter the property. If you are looking for a place in the coming months you might want to inquire too as to the status of the construction job next door (lots of hammering during daylight hours). Please also note that in my 30+ vacation-type rentals, I have never left a review containing negative comments but, all in all, this was not a very good experience. If your only/primary criteria is proximity to 4th Ave/UofA it is a great option. If you have other criteria such as starter amenities, accuracy of advertisement, cleanliness, I would suggest you consider other options.

Resposta do proprietário: Starter personal supplies include dish soap, extra TP and paper towels, hand soap and liquid body wash. I cleaned and stocked this apartment myself before her arrival so I know these things were there. Guest made this reservation 5 months in advance and we talked on the phone a few times while she was making the reservation. She was more nervous than most renters and asked a lot of questions, but never asked about a landline. From the first contact, she was trying to get me to lower the price for her 13-night stay. I let her know about a special that I always run – if you stay for a full week, the 7th night is free – and she decided to extend her stay for 1 more day. She did not ask about the landline phone until 2 weeks before she checked in. I told her there had not been one in the apartment for over 5 years and that I was not even aware that the listing still mentioned one since no one had asked for it since. When I checked, there was no mention of a landline in the written descriptions or amenities of the listing, but there was still a checked box buried deep on the last page. I apologized and, since she was from Canada, suggested she could get a SIM chip for her cell phone. She told me it was a work cell phone and she was not allowed to take it out of the country, but that she could buy a cheap or used cell phone and asked me if I would give her a free night for her trouble. I replied that I would not, and suggested she could use Skype. When she said that would not work for her either, I offered to let her out of the reservation without a cancellation fee. She refused that also, as she felt she had too much going on to find a new place. She then threatened to withhold the remaining $480 that she owed unless I gave her an additional $75 discount. It was at this point that I told her I felt bullied and strongly suggested she find another place to stay. Once again, she refused. I met her when she arrived to attempt to smooth things over and she was very nice when we met in person. Before I left town a few days later, I sent 2 emails to find out if she had everything she needed. I did not hear back from her until she posted this review. As this guest points out, I am very responsive to emails and would have liked to have had the opportunity to address her complaints in person, but had no idea she was unhappy with the apartment. Somehow I have a feeling that if I would have given her a free night, I would have gotten a better review.
