In February, we booked a full week at this house for a May vacation. We requested to have both the boat and jeep for the duration of our stay (Boat/Jeep were MAIN REASON we picked Seabreeze). We were told that transportation to/from the airport was included. Our cab driver was helpful and friendly. He broke the news to us that it was a holiday=NO stores were open. He was shocked that Mike had not given us a heads up about the holiday. The cab fare was high and Mike did not offer to pay the driver, even though he had specifically said it was included. Then we got in a vehicle with Mike to take the dirt road to the house. He announces that the boat had broke down the day prior and he had not been able to fix it. Then Mike says the jeep is broke down as well, but we can drive the mini van instead. We are understanding people, we know that things break and usually at the worst time. BUT you do not wait to tell your renters that there is no boat and no jeep until you are pulling into the driveway. We felt "Stuck" and that is not a good feeling in a foreign country. I was in contact with Mike that morning before going to the airport and he never once mentioned anything about either being broken. I probably wouldn't have spent all the extra baggage fees ($$$) bringing fishing rod carrier and tackle boxes. Mike said to think it over, and if weren't happy and wanted to go elsewhere, he would refund our deposit and cab fare. After wandering around for about 20 minutes, and knowing the boat was not in working condition, we decided to attempt trying to find somewhere else to stay. (The pictures are not an accurate representation of the property. The yard is a mess and very unkept, the boat looks like it is 30 years older than it does in the photos, the doorknobs on backdoor fall off in your hand. The house was clean inside, I will give it that. And directly on the water. But a little bit of clean up and simple repairs would go a long way)
Luckily we found a room at the Hideaways. Met up with Mike to get our deposit and cab fare back, we were told he didn't have the deposit but he did have the cab fare. His wife started screaming at us while I calmly tried to explain that it would have been nice to know about the jeep/boat BEFORE we got to Exuma. Requested a refund thru paypal when I got home; got a response saying she is only willing to give us PART of deposit since they lost a week rental! I do not recommend dealing with these people!
This place was perfect. There were four of us staying at Seabreeze last week and all of us agreed that it was one of the best vacations we had ever experienced. Mike was more than helpful and willing to assist us in any way to ensure that our stay was comfortable. I cannot say enough about his hospitality. We took advantage of the boat and the car - I would highly recommend both. There is no better way to see Exuma than from the water and a car is needed to get to restaurants, beaches, etc.
If you want to be pampered at the Ritz, go to the Ritz. If you want a great adventure on one of the most beautiful islands in the world, look no further. The house was clean and the boat and car were very adequate. The property is absolutely beautiful. Were there a few quirks? Yes, but this is the Caribbean and they were very minimal with Mike assisting in any way he could.
We will be back to seabreeze very soon.
My husband and I stayed at Seabreeze Villa for a week this August for our honeymoon, and I can't say enough about how pleased we were with our stay. We had the most amazing trip full of snorkeling reefs, hiking, fishing, and exploring nearby islands. The view from the cottage is incredible, and you'll love watching the sunset from the porch and stone patio that runs into the water. We rented the boat and Jeep for the week as well, and I would definitely recommend taking advantage of these. They are great for seeing the island. Mike was awesome at showing us the area by boat and stopping by throughout the week to answer any of our questions. He was also very receptive to emails before our trip, and helped us in planning for our visit. Although the interior of the home is not as nice as some of the other rentals on the island or hotels, what you get for the rental price is far exceeded with your exterior views and privacy this area provides. We are already planning a return to Seabreeze, and can't wait to explore more of Exuma!

We couldn't have asked for a better vacation--the house and furnishings were clean and comfortable. The pictures of the property are exactly as they look. The palm trees and all the flowers surrounding the house are like a dream and the color of the ocean, which is steps from the house, is out of this world.
Mike, Angie, and Josh are the perfect hosts, ready to help with anything we needed. We stayed the 1st night in their downstairs apt. because Sea Breeze was not available until the next day. They were extremely gracious, even sharing a cold beer and glass of wine when we arrived. Their apartment was great, just not right on the water. By noon time the next day, they settled us in to Sea Breeze and we were in heaven.
We rented the boat, sunfish sailboat, and a jeep from Mike and everything worked great. We snorkeled every day, sometimes from the boat and a few times just in front of the property. We went to all of the places that Mike and Angie suggested, including a blue hole that is just a short drive down the bay. All of the places were fantastic. We saw millions of fish and some very nice coral. My husband stood in the flats fishing for bonefish and both he and my son also fished for whatever they could catch from the boat. The last night we were there we had a feast of grilled lobster that they caught that day!
We did not go out to eat, except for conch fritters from a fish shack. We chose to cook our meals because we like to cook and it was much more convenient and cheaper. ( why would you want to leave paradise to drive to a restaurant to eat!) The kitchen had everything we needed and we used the grill nightly. We did bring a lot of our own food and shopped at the market for the rest. It is expensive to buy things here, so be forewarned. When we travel to a place like Exuma, we are prepared to do with less. There are no big grocery stores with all the conveniences of home, but who cares--we are in paradise!!!!
There were very few bugs, just at dusk and a few tiny ants in the kitchen, but there again--who cares. We did bring bug dope and only used it once.
In closing, we loved this place so much and were so impressed with the hospitality that Mike and his family showed us, we are planning a return trip to Seabreeze next Winter. (we hope the owner does ad the extra bedrooms and bathroom as planned this Fall)

We loved this lovely private cottage. The photos are exact and Mike & his family were lovely people. We had a fabulous time and Exuma is now one of our favorite places. The Quick stop on Queens Highway near the villa offers home made coconut bread baked fresh on certain days. It's fabulous! We rented the jeep and boat, we used the sail boat, fishing poles and the kayak. We went scuba diving at the blue hole and the reef close by. Mike knows all the best places. I think some of the best snorkeling was right on the property where the rocks are piled up at the beach & boat dock. High tide or low, there are always plenty of fish to watch and I even saw an Octopus tucked inside the holes in the rocks. We feel that the water was even more beautiful than Hawaii. Great place!!!
