Amazing location, great property

We spent a week here at the end of March / beginning of April. The bedrooms are huge and each one has a balcony with lovely views of the city. The balcony for our room was covered in rosemary and jasmine which must smell amazing in the summer.

The apartment also has a large, well-equipped kitchen-diner and a comfortable sitting / dining room. It really is just 10 minutes walk from the Colosseum, yet surrounded by beautiful gardens. Nearby shops stock everything you'll need, and there are lots of restaurants within walking distance. Several bus services pass within a couple of minutes' walk, and we found the buses to be regular and reliable.

The owner has left notes around the apartment to help you deal with plumbing, electricity etc. We followed the instructions and had no problems.

magnifique

Tout simplement un séjour magnifique. Location idéale pour laisser sa voiture et découvrir Rome à pied (à proximité des thermes de Rome et des lignes de bus) même avec des enfants.

Située en ville mais entourée de verdure, on se croirait en pleine compagne. Vraiment exceptionnel! L'appartement est spacieux et comporte tous ce qui est nécessaire pour un séjour.

La villa se situe également à 1 minute de la via Cristoforo Colombo qui vous emmène directement aux plages privés d'Orties (35 minutes en voiture).

La propriétaire est très sympathique, elle nous a envoyé un dossier bien détaillé de tous ce qui concerne un séjour à Rome ainsi que les détails de la location (arrivée,....). Du travail de professionnelle! et en plus elle parle Français.

Je recommande fortement cette location.

Il faut dire aussi que ces invités étaient vraiment charmants et nous espérons pouvoir les accueillir de nouveau un jour D´ ailleurs , après bien vingt années d´ expérience louant la maison je suis venue à la conclusion, que les personnes qui si trouvent bien chez nous , ce sont invariablement les gens cultivés et civilisés. Ceux qui se plaignent sont d´habitude ni gentils ni très instruits et n´ auraient jamais du venir, ils ne sont que malheureux dans cette maison pittoresque mais aussi un peu spéciale .

Beautiful Lodge in Great Location

A little late writing this review but really wanted to thank Odile for making our stay so memorable. We travelled with two adults and 4 children one of which is disabled. We stayed in the Piano Nobile for a week and had an absolutely wonderful time.

The villa is stunning without being a five star hotel , the furniture is in keeping with the house, the beds were comfortable , there were quirky elements but that's what meant we loved it.

The views from the apartment we felt were stunning over looking the baths of Caracalla and the gardens gave real privacy. We both walked and bused easily into the centre on Rome.

The kitchen was practical enough and we managed to make simple meals for some evenings and the local supermarkets were only a short walk away.

This location and apartment really made our family holiday special and we'd definitely like to come again ...the kids loved Rome.

Resposta do proprietário: It was indeed some time ago ,but I see from the notes we keep about all our guests , that these are included among the nicest we have ever had, with an extra remark about how very well brought up and jolly their children were . We will not be forgetting them ! We would love to have them again and are delighted they all enjoyed themselves. Five star hotel...er...not yet , if ever... but the other side to that coin, is that we do not have five star prices But we do apprecitae five star guests like these

Very special place in Rome

The location is perfect and the owners are very nice and helpfull.

The house is very typical (maybe missing some items in the kitchen) and spacious for Rome. I would certainly suggest it particularly during periods of nice weather.

Incredible find in the heart of Rome

My wife and I visited this apartment in early May, accompanying 3 older female relatives on their first trip to Rome. We could not have hoped to find a better place to stay - the apartment facilities were just what we were looking for, and the owner was extremely helpful.

The location of the apartment is excellent - a ten minute walk from the Colosseum, several bus routes running past the front gate, yet set in beautiful and quiet (for Rome!) gardens on a hillside. The driveway up to the apartment is quite steep, but our companions (all retired) managed it several times a day without a problem. The elevation is worth the effort - the view from the balconies across the Caracalla baths is superb.

The apartment itself is quirky in its layout, but charming and only to be expected in a building of this age. The furniture is antique and in-keeping with the Roman feel - not the identikit furnishings of so many modern hotels. The facilities were more than adequate for our 5-day stay, with a well equipped kitchen and plenty of storage space. The free wi-fi was particularly useful in enabling us to find bus timetables and the like.

A lot of information is provided prior to arrival - which may seem overwhelming - but the majority is simply helpful information, and some of the instructions (particularly about the use of keys, and the foibles of the Roman electricity grid) make perfect sense when you arrive.

The owner, Odile, was very helpful during our stay. We were unfortunate to arrive a day before a major fire at Rome Fiumicino airport, and for a while it looked like our flights home may be cancelled. Odile responded very quickly to emails, making contact with the airport and other authorities on our behalf, ensuring we could enjoy our stay without worry.

If you think of the apartment as a home-from-home rather than a hotel, you can't help but fall in love with it. We will certainly be back!

In fact when their departing flight risked being held up because of the fire at Fiumicino we were of course sorry for the incnvenience to them but as far as we were concerned we would have been quite happy, and offered to, keep them free of charge Lovely guests

Beautiful apartment, shocking owner

We loved this beautiful apartment, with its gorgeous garden and views. On my return I sent the owner the keys back and enclosed a polite letter thanking her for such a lovely stay, but suggested that maybe she could have fewer - or shorter - notices in the apartment and that the welcoming information in the post before our arrival could be less than the 12 pages we received, as the notes contained plenty of unnecessary information such as what guests in the past had done to damage things, and what would happen if you took the wrong turn in the directions. I was most surprised when she rang me up from Austria when she received the letter to argue with me about it and to tell me that I'd been very silly to write such a letter as I wouldn't be welcome back if I wanted to return! I was offering her some helpful advice on how to make her apartment more welcoming but she couldn't take any constructive criticism and just wanted an argument. Oh and by the way ignore the mention of a washing machine (never saw one and in the copious notes it said that someone could do our washing for 15 euros), and also the dishwasher, which had been disconnected because of some past guests' misdemeanours. I loved this place but the owner's phone call afterwards has soured the trip completely.

Resposta do proprietário: This guest wrote an extremely offensive letter when she returned our keys - with, I am afraid many unjustified criticisms-for instance she said (here as well) that there were too many notices around(she was not obliged to read them ) and then reproached us for not having issued a little booklet of guidelines with various instructions , like, it appears they find everywhere else .I do not understand : they had received , as everyone does , a twenty page sheaf of guidelines with the keys- all with headlines so they could pick out the paragraphs that interested them and leave the others .So I thought, I will ring her and clear that up .She slammed the telephone receiver down almost instantly , so I wrote her a letter listing my replies and thought no more about it . I welcome criticism. Lots of guests have excellent ideas, but this was not- in my view- constructive . I do not need advice like this. It wastes my time. We have thought every aspect of our property through, we have waiting lists and I want to be looking after people not replying to this sort of comment Incidentally it is also nonsense about the washing machine and dishwasher- as our staff (with us for forty years !!!)would confirm we unlock them on request against a refundable deposit of 15€. No indeed we do not want this guest back thank you
