When comparing prices with other apartments check if they ALSO have heating / air-conditioning because the vast majority don't and it makes a huge difference to my costs and your comfort.

There is a balcony of about 6m long which you can access directly from both bedrooms and the living room, with tables and chairs to enjoy a drink and soak in the afternoon sun. Or to eat outside, if you wish.

The property is located on the highest hilltop in Lisbon and there is a natural breeze that keeps the apartment cool in the summer. There is also air conditioning for those who need an even cooler atmosphere.
This apartment is situated at Graça square near the historic city, in a typical neighbourhood bursting with local life and where the famous tram 28 stops. Here you will find: supermarkets, cafes, ATM machines, restaurants, pharmacies, butchers, groceries, newsstand, florist, bread boutique...
From the apartment you can walk to Alfama, S. Jorge castle, Rossio, Chiado, Bairro Alto… Basically, from the apartment, you can visit the whole of the old city on foot.

You just need comfortable shoes.
2 minute walk away are two miradouros (view points):
Miradouro do Monte – the highest point in Lisbon and
Miradouro da Graça which to me, has the most beautiful view of Lisbon.
There you can enjoy watching the sun setting over the old town, the castle and the river, sitting at the outdoor bar, enjoying a drink.
From Graça neighbourhood you can explore a lot of narrow streets and plenty of up and down stairs - don’t forget that Lisbon is the city of seven hills!
Every Saturday and Tuesday you may fancy visiting Feira da Ladra (the flea market), where you can find lots of antiques and second hand goods - it's just 3 min walk from the apartment.

Additional rules
Please DO NOT BOOK the apartment if:
** you believe you will arrive at the apartment after 23.00
** you are arriving by car and you can not provide us with an arriving time prior to the check-in date or at the time of booking if it's a same day booking. It might not be possible to accommodate changes to the agreed time of arrival.
** June is the month of street parties all over the city but especially in the historic areas. There are hundreds of tourists that come to Lisbon to take part in these celebrations. However the parties can be loud.
During the week which includes two major holidays - June 10th and 13th - Graça neighbourhood is out on the streets (usually at Graça Square) celebrating from mid-afternoon until late (can be as late as 2 a.m.). There are lots of barbeques and loud music. Despite the double glazing windows the sound can be heard inside the apartment. Smoke from the barbeques can also get into the apartment if you have the windows open.
Please DO NOT BOOK the apartment if this is an issue for you. If you do book it, I will NOT accept complaints, requests to change apartment, refunds, etc.
When booking any other apartment during the month of June I recommend you enquire with the host if the apartment is located in any street where parties will be held.
We have three other apartments in the city centre that are not in the historic city thus are away from the festivities
Situations when EXTRA CHARGES apply (all paid on arrival):
** When you book for 2 people only one bedroom can be used: double or twin, you choose. The other bedroom will be locked. If you are two people, one in each bedroom or want access to the other bedroom, a €30 per stay (not per night) fee applies
** 2 towels per guest will be provided. If you require additional towels these are charged at €5 per set of 2.
** Babies under 1 year old are welcome. They do not count as a guest. Instead a €20 per stay fee applies. A crib, bed linen and blanket will be provided if you need it. With or without the crib, the €20 charge applies.
** Check-in (not flight arrival time) between 22.00 and 23.00 is subject to a charge of €30.
** Transfer to and from the airport is available upon request for €20 (payable to the driver)
** If you want safekeeping of your luggage after check-out or before check-in times please ask. It is not always available. Sometimes we use a third party company to offer this service to guests in conjunction with airport transfer - in this case a charge applies.
GENERAL RULES:
** Check-in is between 15.00 and 23.00 however guests must inform the arrival time 48h in advance. Guests coming by plane must inform the flight number and landing time.
Guests arriving by car must inform of the arrival time at the apartment, with an interval no greater than 30 min (eg between 15.00 and 15.30). We do not guarantee that we will be at the apartment at the time of arrival if this information is not provided timely.
** No children between 1 and 10 years old
** The apartment is in a residential building and neighbourhood. I kindly ask you to:
- respect the neighbours (and the Portuguese law): no noise between 11 p.m. and 8 a.m.
- always close the apartment door slowly and quietly and lock it with at least 2 key turns
** According to Portuguese legislation, I'm required to provide passport/ ID details about ALL guests to the Immigration and Borders Office (SEF). Please provide passports/ID of all guests on arrival
** Smoking? Only in the balcony please. If guests smoke inside the apartment the total amount of the security deposit will be charged
** The end of stay cleaning charge covers: washing, drying, ironing, collection and delivery of all bed linen and towels as well as general cleaning of the apartment. I kindly ask all guests to wash dishes, pots and other kitchen utensils before checking-out and leave the apartment tidy
** Please hang wet towels and clothes on the clothes line outside the kitchen window or on the clothes rack, NOT on furniture inside the apartment
** If towels or bed linen go missing or are damaged with permanent stains (make up, creams, self-tanning creams, bleach, etc), guests are required to pay for their replacement out of the security deposit: bath towels €20; face towels €10; kitchen towels €2; duvet covers €50; fitted sheets €30; pillow cases €10
** either you are in or going out, for your own safety always lock the apartment door lock with at least 2 key turns (max 4 turns)
** Not a house rule but I kindly ask you to fill-in the form I'll be sending you. It helps preparing for your arrival
** Common sense. Please leave the apartment as you found it
** We hold no liability for any accident that may occur during your stay. It is your own responsibility to have your travel (or other) insurance
** Please check the cancellations policy. If you can't make the trip we will follow the cancellations/ refunds policy - it's advisable you have a travel insurance to cover for any inconveniences, including flight cancellations.
** Under age are only allowed with written consent from the parents
** We do check-in in person and we will NOT hand keys to people that are not part of the group of guests
