I am sorry they feel the property was pricey. It is priced well below what a hotel in the area would charge during the same time of year, which is a high-demand month. A hotel room would have been less than half the size and without a kitchen. But I would urge any prospective guest to comparison shop.
I am sorry too that the guests had no extra bed linens. The maid had prepared the apartment in anticipation of their arrival on a Sunday, when the commercial laundry that cleans the sheets was closed, which meant she was not able to pick up the extra set.
Their problem should not recur: I have bought another set of linens to ensure that does not happen again.
Meanwhile, my guests had my contact information and that of my cleaner; had they told either of us that they needed a fresh set of sheets, they would have gotten one.
The fact that there is no elevator should not have been a surprise -- the apartment is described fully and accurately in the ad, which states that it is a walk-up. Prospective guests should weigh whether they are comfortable walking up four flights of stairs with luggage before booking.
The building was constructed in 1925. Some guests consider pre-war studio apartments to be a plus -- they tend to have high ceilings, to be solidly built and maintained, and to be more spacious than many more modern apartments. Those positives hold true for this one.
A few days in NYC
Loved everything about this apartment! The tasteful decor and extra amenities provided made us feel at home right away. The location was very convenient to getting in and out of the City and to getting around all the sights. Tom provided lots of very useful information to help with our stay. We tried many of the restaurants and eateries he suggested and were not disappointed. Thank you very much for everything!
Just right, if you can manage the stairs
Loved our little studio apt .Had everything we needed.Other than the cranky neighbors,who banged hard on their ceiling ,we were on top floor ,I guess they didn't like the sound of us walking around.There was only one night we got home late,11pm after the theater. It would have been nice if in the evening we had some hot water to shower and wash dishes but only once did we have it .But all being said we would rent it again.It was a perfect location.
Thanks to my renter for her comments. She raises two issues that prospective guests should know about:
1) Since her stay I've added another rug to the floor to minimize the area of bare floor on heavily trafficked areas. I've also posted on the wall a request to my guests to remove their shoes while in the apartment so as not to disturb my downstairs neighbor.
2) A single boiler, in the basement, provides hot water to the entire building. In the morning, when people in lower floors are using hot water, it gets to the apartment quickly. But in the evening, if none of the other seven apartments has primed the system by using hot water, it can take several minutes for the hot water to travel from the basement to the fourth floor. It gets there, but requires patience.
Perfect for a city getaway
My fiancé and I were seeing a band two nights in a row, so we decided to make it a little getaway. Thomas’s place was conveniently located, super clean, and nicely decorated. Loved our stay!
Oh, the stair workout!
We thoroughly enjoyed our stay in NYC. We have actually stayed in a few VRBO properties in different areas of the city. This one is mediocre in comparing them all. We loved the easy access to the subway and walking distance to many activities. The bed was comfy. Those stairs a KILLER at the end of a long day of walking! I learned quickly just how out of shape I am. My 7-year-old actually slipped on them coming down one morning. They are steep and narrow and 4 TALL stories high. We had three occasions where we were just walking around getting ready for the day and the neighbor below us banged on the ceiling really hard with something (I can imagine it was a broomstick). We were doing nothing other than walking around. We felt like we just had to sit still and tip toe around. We don’t drink coffee, but there was plenty there for use. There were plenty of extra toiletries as well including shampoo and conditioner and other miscellaneous things. While I would not necessarily choose this apartment again when stacked against others, it is accurately portrayed and served the purpose of a place to rest our heads at the end of a long day— in safety and comfort.

The apartment is not for everyone. As I state prominently in the advertisement, it is on the fourth floor of a walkup -- that means there is no elevator. The 15 steps per floor are standard.
They do not appear to me to be steeper than others in the city, but I'm no expert; she may be correct. Hand railings line the stairs and hallways.
While I have placed thick, hand-knotted rugs over nearly all of the flooring, the floors are wooden and transmit sound easily; guests should be aware of that and act accordingly.
