This lovely, recently constructed 4 bedroom villa is very well located, within easy walking distance of restaurants, bars, supermarket, tennis club, golf course and beach. Finished to a very high level, this property makes for the perfect family holiday. Ideal for all seasons, as there is both air conditioning and underfloor heating, when required.

The Space:
The main living and dining area at Villa Viktoria is open plan, with two large twin patio windows opening on to the terrace and pool area. There is a large L-shaped beige sofa, a football table, plasma tv, cable tv with English channels and a playstation. Near to the kitchen, looking out to the pool and terrace is an 8 seater dining table, with a side board.
The kitchen is fully equipped with a central island and breakfast bar with stools and granite work surfaces and high quality fittings throughout. To one end, there is separate table with chairs. Features include:- induction hotplates with extractor hood, oven, dishwasher, washing machine, microwave, kettle, toaster, and many extra accessories including coffee percolator, blender, mixer, etc. Also provided is an iron and ironing board.
Just off the entrance hall, there is a downstairs w/c with toilet and washbasin.
On the ground floor there are two en-suite bedrooms. One has twin beds, with patio windows opening on to the garden, double wardrobes and en-suite shower room, with wash basin and toilet and hair dryer. The other bedroom has a double bed, twin wardrobes, patio door to terrace and garden and en-suite shower room, with wash basin, toilet and bidet and hair dryer.
There are two further bedrooms on the first floor. The master bedroom has a king size bed,ample wardrobe space and an en-suite bathroom, complete with bath, shower, washbasin and toilet and hair dryer. The patio windows lead on to the roof terrace with comfortable settees and table to relax and enjoy the views. The second bedroom has twin beds, en-suite bathroom, with bath and glass shower screen, wash basin, toilet and bidet, hair-dryer and plenty of wardrobe space and a patio door to the shared roof terrace.
The property is fully fenced in, and aside from the lovely pool with lighting, open air shower, high quality sun loungers, there is also a barbecue, an external table tennis table, and a football net and ball, to keep the whole family entertained. There is a large covered terrace providing a sizeable shaded area from the hot sun. The terrace has a large patio table for al-fresco dining. During the evenings outside lighting extends the enjoyment of the villas facilities providing greater relaxation during your stay.
The pool can be heated, if required, at an extra charge of £220.00 per week. There is a 7 night minimum charge.
The villa is very secure with a central monitored alarm, lockable gates for access and is well screened being surrounded by fences and bushes. This presents a private amenity enabling children to play safely and run around freely, allowing parents to relax and enjoy the many facilities this charming villa has to offer.

Here are the security access details for Villa Viktoria:-
Outside key Safe Details:- Placed by outside gates on RHS (in gas box) on front of column. Key code = 1959. Three keys provided, one for main gates, the second for small side gate, the third for main front door.
Villa Alarm:- To unset the alarm upon entry, alarm keypad found in hall on RHS of door, as you enter. FIRST press unlock button (marked as 'off' on key pad) THEN press entry code 1959. Red LED on key pad will confirm alarm unset. To set the alarm upon exit FIRST press 'TOTAL' on key pad THEN enter the code 1959, a beeping sound will start, exit and lock front door. Red LED on key pad will confirm alarm activation.
Accidental Alarm Activation:- alarm company will ring owner and guard likely to be dispatched. Therefore immediately deactivate alarm upon accidental activation to avoid unnecessary action.
Safe Code master bedroom:- 0303B.
Leisure Equipment & Games:- Instructions for setting up table tennis tables found on cover of equipment. PLEASE OBSERVE SET UP AND SAFETY INSTRUCTION TO AVOID INJURY AND DAMAGE TO EQUIPMENT. SETTING UP OF TABLES SHOULD NOT BE DONE BY CHILDREN. DO NOT LEAVE TABLES OUTSIDE AT NIGHT OR WHEN VILLA UNOCCUPIED.
• CHECK IN: The villa will be ready from 4pm, although you’re very welcome to drop your bags off before that time.
• CHECK OUT: So that we have time to properly clean the villa when you leave, check out time on departure day is before 10am.
• If you're departing the villa before 10am on departure day, please could you let Lonneke or Debbie know so that the cleaners can come in earlier to prepare for the next guests.
• Could you please let Lonneke know your mobile contact number available for the duration of your stay.
Notes of importance:-
Please pay special attention to the Parasols and ensure that they are not open when windy. In the case of damage during your stay, damages will be charged from your security deposit.
As every effort is made to be environmentally friendly, we kindly ask that you do not leave on air-conditioning units running in unoccupied rooms, unnecessary lighting, or waste water.
SPECIAL NOTE: We do not allow the use of P20 or any All Day suntan lotion or oil. They stain the bedding and towels. We would have to pass on the cost of replacements to our guests.
