Welcome to Tops'L Beach Manor 605
Our condo is a two bedroom two bath beach residence that sleeps up to 6 comfortably because all the rooms and the living area are quite large. You’ll find the balcony views of the world’s most beautiful beaches to be wonderful. We like to bring our binoculars along when we come so that we can enjoy our morning coffee while we watch the dolphins playing in the gulf. Sometimes it seems like there close enough to touch. Our condo is decorated for maximum comfort. We wanted to create the feel of home at the beach. We also wanted to make this a home away from home. For us and our guests. We hope you’ll have the opportunity to enjoy some of the unique features of this wonderful beach environment. Due to parking regulations, if your vehicle is over 6 foot 5 inches you will not be allowed to park at the resort they no longer have an overflow parking area.

-Master Bedroom has KING bed and a 32” TV, and gulf view with balcony access
-Master Bath has a combination tub/shower and double vanity
-2nd bedroom has twin beds and a 24” TV
-The 2nd bath has a combination tub/shower
-There is wireless internet access throughout the residence
-There is washer/dryer conveniently located in the unit
-Free DVDs at the front desk

The minimum acceptable ratio of occupants in our rental units is one (1) person over the age of 25 for every four (4) persons under the age of 25 occupying the rental property except during Spring Break. During Spring Break , the minimum acceptable ratio is one (1) person over the age of 25 for every two (2) persons under the age of 25.

Awesome stay and experience
We had a great time. We were pleasantly surprised to see the condo decor was updated. Overall the stay was awesome so it minimized the uncomfortable master bed. The mattress was older and you sunk into the mattress. We had a difficult time locating the condo's on the GPS, we had to call for assistance. Office staff were reachable, everyone was really helpful and It all worked out. We would definetly do this again!

Beach rules
They didn't have our info at the little guard shack so we had to wait on that. The facility is gorgeous and the condo itself was also great. The balcony pics on the ad are a little misleading, but the condo was great. The beach though, that's another story. No umbrellas in front of their umbrellas, you can't fish on their property, you can't sit in certain spots on the beach because they're reserved for condo owners. I've never stayed anywhere that had so many rules on the beach.

Great Location and Spacious
The rental unit was in great condition, and the management company was incredibly helpful. However, Tops'l had transitioned their rental software and could not find our reservation and security hassled us daily upon entering and exiting the property. We were never provided parking deck codes, and finally had a resolve 5 days into our 7 day stay when the management company called Tops'l management. They are also doing a massive renovation of the exterior of the property. There is scaffolding up all around the building, different pools and walkways are closed without notice, and portions of the parking deck are closed (which presents its own challenges during peak beach season). Halfway through our stay our unit became 'under construction': the balcony became inaccessible, and the balcony furniture needed to be placed in the living room. Our view to the ocean also became obstructed as all windows (including balcony), were sealed with blue visqueen. This was NOT ideal. While I understand renovations need to take place, I would have preferred to have been notified of this ahead of my booking, therefore being able to make the decision to stay being fully aware of the circumstances of the property.
