- 'LE REGINA PALACE' : AN EXCEPTIONAL19TH CENTURY RESIDENCE WITH TROPICAL GARDENS IN A FANTASTIC LOCATION

'Le Regina Palace' is gated and the only private 19th century 'Belle Epoque' residence that is right on the seafront & in the heart of Menton. It boasts two entrances: the front double-gate opening from the gardens onto the beach promenade; and the rear entrance through the marbled period lobby opening onto the charming main pedestrian street and pastel colours of the Old Town.

'Le Regina Palace' is an accredited member of 'Le Cercle des Palaces Retrouvés de Menton', an exclusive association of 21 listed 'Belle Epoque' palaces of Menton. A plaque on the seafront gate is testament to this.

The shared gardens enjoy a variety of tropical palm trees, mimosas & citrus trees which in season are laden with oranges, lemons and grapefruit. There are two benches to enjoy the views peacefully.

- 3 TASTEFULLY DECORATED AIR-CONDITIONED BEDROOMS OVER 2 FLOORS: BEDS MADE PRIOR TO YOUR ARRIVAL (SLEEPS UP TO 6) + BABY TRAVEL COT ON REQUEST

The apartment has 3 air-conditioned rooms that can accommodate up to 6 people - There is 1 bedroom downstairs + 2 bedrooms upstairs. All are equipped with parquet flooring and furnished with care. The beds are made prior to your arrival with good quality bed linen. On request, we can provide you with a comfortable baby travel cot.

Bedroom 1: downstairs, has a 140 cm wide double bed, a wardrobe, 2 bedside tables, a window seat & tall windows overlooking the gardens.

Bedroom 2: upstairs, has a 140 cm double bed, a wardrobe, 2 bedside tables, a semi circular window & 2 large skylights with remote controlled black out blinds.

Bedroom 3: upstairs, has 2 single beds each 90 cm wide, a chest of drawers, windows overlooking the living room and 2 large skylights with remote controlled black out blinds. On request both single beds can be joined together to form a superking size bed, using a foam mattress connector & a thick mattress topper.

- 2 BATHROOMS, ONE ON EACH FLOOR, WITH HEATED TOWEL RAILS - TOWEL SETS PROVIDED

There are 2 fitted bath/shower rooms:

On the ground floor: the bathroom is equipped with a rectangular bath with jets, a shower hose & head, a wash basin, a toilet, a bidet, a towel heater and a washer/dryer.

Upstairs: the shower room comprises a small corner shower cubicle, a wash basin, a toilet, a bidet and a heated towel rail.

- AN AIR-CONDITIONED LIVING/DINING ROOM WITH AN EXCEPTIONALLY HIGH CEILING & PERIOD FEATURES

Elegantly furnished, the air-conditioned living/dining room has an exceptionally high ceiling, parquet flooring, original period features such as cornicing & two sets of tall, broad double windows facing the gardens & letting in an abundance of natural light.

- A FULLY EQUIPPED HIGH-END KITCHEN

The open provençale kitchen is equipped to a high standard with a farmhouse sink, wooden and interior-lit glass cabinets, an American fridge freezer with an ice dispenser, a large Smeg oven with a 5 ring induction hob, a microwave, a full size Bosch dishwasher, a DeLonghi coffee machine, 4 slice toaster & kettle, and a generous supply of crockery, cutlery & utensils.

- ULTRA FAST FIBRE OPTIC WIFI, SMART TV & TELEPHONE

Unlimited ultra-fast fibre optic Wifi is included. There is a Sony flat screen smart TV offering French, English & other international channels. A landline is available for incoming calls.

- YOUR ARRIVAL AT THE 'REGINA PALACE' RESIDENCE:

Our representative or her assistant will welcome you, show you around & hand over the keys.

IMPORTANT: you will need to give her (or her assistant):

(i) 90 €uros in cash to cover the obligatory end-of-stay thorough cleaning service. On request and for a fee, additional cleaning services can be organised during your stay.

(ii) a breakage/damage deposit of 300 €uros or £300 British Pounds in cash, which will be fully refunded on the morning of your departure provided the apartment is left reasonably clean, tidy and undamaged and that you have not lost any keys.

Nice airport is a 35-40 minute drive to the apartment. On request we can organise a taxi transfer from/to the airport.

There is also the Nice Airport shuttle service between the airport and Menton's central bus station, about 10 minutes walk from the apartment.

If driving to Menton, the nearest covered car park, 'Parking Hôtel de Ville', is about 3 minutes walk from the apartment. Do let us know in advance if you would like one of our contacts to reserve her access badge to this car park for you, at a discounted rate of 45 €uros/week, subject to availability.

Although you cannot park at the residence, on the day of your arrival & departure, you may enter the residence briefly to load/unload your baggage.

- EXCELLENT TRANSPORT LINKS

A car is not essential. From the apartment one can easily walk to any part of Menton & even to Italy (about 35 minutes walk to the border).

Menton has great transport links. The apartment is about 10 minutes walk from the central bus & train stations which provide regular services to the surrounding mountain villages such as Roquebrune Village, Saint Agnès, Gorbio, Castellar & along the coast to Monaco, Cap d'Ail, Eze, Beaulieu-sur-Mer, Villefranche-sur-Mer, Nice, Biot, Antibes, Juan-les-Pins, Cannes in one direction; and in the other direction to the Italian town of Ventimiglia, famous for its market & linking to the rest of the Italian Riviera.

From Menton : 11 minutes by train to Monaco, 14 minutes to Ventimiglia (Italy), 29 minutes to Villefranche-sur-Mer & 40 minutes to Nice.

- A GREAT CHOICE OF ACTIVITIES IN & AROUND MENTON

Deservedly nicknamed 'The Pearl of France', Menton is the sunniest town in France! Sheltered on 3 sides by mountains, it is an excellent all year round destination due to its exceptional micro-climate.

Nestled between Monaco & Italy, Menton also benefits from a clear blue sea, exotic botanical gardens, good restaurants, culture & entertainment, stunning scenery & architecture, a variety of water sports and scenic walks along the coast or in the surrounding mountains.

Next to the apartment, a great variety of restaurants line the beach, the marina, lanes & little shaded squares of the Old Town. Al fresco dining can be enjoyed all year round. At the top end of restaurants, the 3 star Michelin 'Le Mirazur', is ranked the number 1 restaurant in the world!

A stroll past the shops along Menton's main pedestrian street, across little squares, up its winding Medieval alleys & under its arches, reveals Old Menton's architecture steeped in history.

Some 5 minutes walk from the apartment is a picturesque 19th century daily market selling produce beautifully displayed by farmers from nearby villages.

Menton is also famous for its exquisite botanical gardens with sub-tropical & temperate flora - a delight to visit: Val Rahmeh, Serre de la Madonne, Maria Serena, Fontana Rosa & Palais Carnolès.

With the Alps dropping into the sea, nearby walking trails offer some of the finest views of the French Riviera. Some start directly from Menton & others from the surrounding charming perched villages of Roquebrune Village, Saint-Agnès, Gorbio & Castellar.

Italy and its pretty coves such as Balzi Rossi is approximately 35 minutes walk along the coast from the apartment as is, in the other direction, the departure point of the spectacular 'Promenade Le Corbusier', the footpath hugging the coast around the Cap Martin headland & leading to Monte Carlo in about 2 hours.

Land based sports facilities are aplenty, including the local tennis club and horse riding club in close-by Monti.

- A VARIETY OF BEACHES & WATER SPORTS

Menton is blessed with a variety of beaches. On its west side (1 minute walk from the apartment) is a continuous 3 kilometre stretch of beautiful open, pebbly beach spanning the bay from Menton's old bastion fort to Cap Martin. A promenade runs along it, lined with restaurants & cafes with outdoor seating facing the sea.

On Menton's east side, a 7 to 9 minute stroll from the apartment, are the sheltered sandy beaches & coves approaching Italy where there is a diving centre & sailing/windsurfing centre offering lessons & a variety of water sports including rowing, kayaking, windsurfing & sailing.

From Menton's marina, 6 minutes walk from the apartment, Christophe, the owner of the wooden boat the 'Brigantin' offers excursions along the coast to Italy or Monaco. Catamaran trips & jet skiing are also available at the port.

- CULTURE IN MENTON

Menton is not only about beaches, gardens & walks. The cultural events are impressive. Designated 'City of Art & History' by the French Ministry of Culture, Menton enjoys a varied cultural life: fascinating tours by accredited guides, museums, the fabulous Lemon festival & the classical open air music festival.

Exceeded Our Expectations!
Wonderful 3 bdrm apartment at seaside. Spacious and extremely well stocked with amenities. 2 full bathrooms. Lovely bedding. Phenomenal location. Delicious refreshments upon arrival. No point looking to stay anywhere else when returning to the Cote D’Azur. Our new home away from home.

Sublime séjour à Menton
Nous avons passé un superbe séjour en famille dans la magnifique ville de Menton. Merci à Sandra et Mark pour leur appartement ainsi qu'à leur dame de confiance, Aveline, pour sa flexibilité et son accueil chaleureux. L'appartement est idéalement situé, sur la promenade du soleil, mais tout de même au calme dans une cour avec jardin (ancien Palace Le Régina). Nous n'avions qu'à traverser la rue pour être sur la plage. Les corsos du carnaval se déroule à seulement 100 mètres de l'appartement et le centre ville est immédiatement accessible. Les premiers jardins remarquables sont aussi très proches. Tout se fait à pied sans problème (visite, promenade, ravitaillement, shopping, etc...).L'appartement en lui-même correspond parfaitement à la description faite sur le site internet...et plus encore. Superbement bien équipé et décoré. La cerise sur le gâteau est la compilation de suggestions touristiques faite par les propriétaires qui est un vrai trésor. Nous avons notamment suivis leur recommandation pour aller visiter le village perché de Sainte Agnès et mangé dans le restaurant qu'ils avaient suggéré. Une escapade magnifique que nous n'aurions pas trouvée sans eux. Alors tout simplement merci !

A slice of heaven in Menton
We discovered Menton a few years ago. Given the current dreary weather, we decided last-minute that we all needed an escape from grey skies. Fortunately, Sandra and Mark's lovely flat happened to be free that week and it's fair to say it contributed in large part to making our short break one of the nicest holidays we've had. The location in an annexe of one of the superb neo-Baroque palaces in Menton, the light from the large windows, and the garden... The kitchen was definitely one of the best-equipped kitchens I've come across in years in holiday rentals, allowing us to enjoy family meals in the evenings after our morning market jaunts. The promenade, cafés, bakeries, and sea are on your doorstep and nothing could be more soothing than falling asleep to the sound of the waves. Sandra and Mark's representative Aveline was also charming and very responsive. On a final note, despite being on holiday in another time zone, Sandra made sure that we were settled in and comfortable! We all look forward to being able to return because it felt like a home away from home!

Ready to move to Menton after trip!
The Le Regina, hosted by Sandra and Mark, was the perfect place to getaway yet still feel like you’re at home! You couldn’t ask for a better location in Menton and the home was clean, spacious, and inviting. Not only did you have everything you needed but the hosts didn’t spare on the quality of the bedding and great split units that kept my family and friends cool on the warmer days to their liking. What impressed me the most was that the hosts did everything they could to ensure their guests have the best experience in Menton and the surrounding area. It started out with a warm treat welcoming us. They also made a book detailing how to use all the appliances, wifi, etc, as well as make wonderful restaurant recommendations and places to see. We tried many of the suggestions and it kept our days full. We loved our time so much that we definitely plan to visit again! Lastly, I want to give a shoutout to Aveline who checked us in/out of the home. She communicated very well and if we had a question, she was always quick to reply. She was also very accommodating where she could, including meeting us for an early check-in and a very early checkout. Great service! And the trip was topped off by a personal driver back to the airport recommended by the hosts (in the book). Saif was early, helped with luggage, and was probably the safest driver I’ve ever had for this service! Needless to say, this was a perfect trip that makes me want to move to Menton now:)!

A warm hello from the owners, Sandra and Mark!

Sandra is half French and Mauritian, and Mark is half British and Italian. We have two young adult children. We live in London and take every opportunity that our busy lives allow to spend time in Menton to replenish our energy and nourish our souls!

Menton has a special place in our hearts. We have been very fortunate to travel widely, but there is something about the beauty and atmosphere of Menton that keeps drawing us back there.

We discovered Menton by chance. During a half-term holiday with the kids in October 2012 on the Italian Riviera, one of our son's friends holidaying in Menton with his parents invited him for the day to play football. We figured that it wasn't too far away, being the first town in France across the Italian border, and thought why not?

We fell in love with Menton as soon as we arrived, and could not resist staying the night at a hotel. We only drove back late the next day and would have stayed longer if we didn't have a plane to catch back to London.

Over the next year, we returned to Menton several times for short stays and discovered that it was just as lovely in all four seasons. Not with any serious intention to buy, we started casually looking at a few apartments. Inevitably, what started as a vague whim turned into a serious project! And hey presto, at the end of December 2013, we bought the unfurnished shell that was our 3 bedroom apartment in the 'Le Regina Palace'.

In 2019, we were very lucky to also purchase a 1 bedroom apartment in the 'Résidence Le Saint Roch' (property ID:10699591) with a sea-facing terrace only a minute walk from our 3 bedroom apartment at 'Le Regina Palace'. We spent nearly a year refurbishing it from scratch.

In making our apartments available for guests, we derive much pleasure from their feedback on how much they love staying there. We hope to continue to give our guests a delightful experience which they will remember with fondness.

You should find that the apartment feels more like a house thanks to its duplex layout over two floors, with the bonus of no apartments above, overlooking the manicured gardens to the residence.

The two-floor apartment is situated in the wing to the main palace residence, formerly a grand hotel. The Regina Palace is an accredited member of "Le Cercle des Palaces Retrouvés de Menton", an exclusive association of the 21 listed Belle Epoque palaces of Menton. A plaque on the sea front gate is testament to this.

The residence features in the recently published, beautifully illustrated hard back coffee table book "Menton, une ville de Palaces", a copy of which is in the apartment for guests to enjoy.

Queen Victoria and her retinue holidayed at this residence when it was a grand palace hotel and dined in the very wing where the apartment is located!
