This was easily the most beautiful house we have ever stayed in. We came with a group of 17 people and the only problem was there was too much space! When we pulled up our jaws were already on the floor.
My personal favorite part of the house was the backyard and its magnificent view of pleasant bay. It literally takes 30 seconds to get from the back of the house to a nice swimming bay. The rooms, kitchen, living room, gaming room are all beautifully decorated and have that old Cape Cod feel. I don't know any one who goes to cape cod for the modern vibe, but if your worried about the amenities and luxury of a newer home; fear not. Our group was extremely comfortable and happy with the rooms and property and most of our group are seasoned travelers from New York City.
The house is perfect for family reunions, large groups, and even single families if they are looking for the proper cape cod kind of vacation in a more spacious home.
Brad the owner was extremely welcoming and accommodating, he answered all of our questions and had the house in tip top shape on our arrival.
I highly reccomend this house to anyone visiting the Cape. I've been going for 26 years and this was easily the most beautiful house I have ever stayed in.
My family and I have just finished our stay at Manor By The Sea. After reading one of the recent previous reviews, I was worried about what my family and I would find for our vacation. Fortunately, my experience was not the same as that guest's.
If you love and appreciate historical properties, then this home is a one of a kind experience. The setting is absolutely perfect, and what an amazing opportunity to be able to call this piece of history home for a week. We felt like we were reliving old-Cape Cod every day.
The house is beautiful and has appeared to hold up remarkably well despite it's age, quite the attest to it's builders. There is a slight musty smell, but considering it's age, it's location on the water, and that it probably locked up in between rentals, it was not that bad, and mostly went away within a few days after we were there and allowed fresh air to come through. The owners opened the house up quite nicely for us with music, lights, and table settings. What a nice presentation.
We found the house to be adequately clean and the furnishings were fitting. You can tell that the owners walk a fine line between wanting to keep the home true to it's historical roots and beauty and updating it for renters and modern conveniences. While the high season rates may still be a bit high, we found that for the amount that the house holds, the off season rates were reasonable. I do wish that linens were provided by the owners and not the guest’s responsibility, even if it was through a service. There was no problem for us with the back stairs, although for elderly or young children it might be an issue. The rooms are quite separate from the other bedrooms (although we found this great for privacy) and all of our guests who stayed back there actually loved the opportunity to take baths in the deep claw foot tub.
All of our guests loved the house, it is great setting for taking family pictures, group dinners, and daily activities for every age. The beach could not be more perfect. It was nice to be in a residential area, not so touristy. So many things to do for all right at the house, and what a beautiful area of the Cape. I would love to see a book about the history of the house available, as many of our guests were asking about it. The stories/history would make great talking points and would help guests appreciate the home even more.

I will start by saying that the property sight and bay are beautiful. This is a peaceful road with amazing views of Pleasant Bay. This however, is the highlight of the property. The home is in disrepair in every room. The plumbing is old and outdated with mold growing in most bathrooms. The home is physically tilting so that the hallways appear at an angle. The walls are bowed in places. The home smells moldy and musty and the kitchen is anything but gourmet with mouse droppings greeting us every morning. The furnishings are old, broken down (we had a bed collapse!) and worn out. At the price being charged one would really expect to get a beautifully appointed, clean, comfortable home. This was anything but!
Although the home has "character", beautiful moldings, doors and main staircase, the home is in such a state of disrepair it is uncomfortable. We just prayed for nice weather so we could be outside.
We had a large party with multiple families and the sleeping arrangements for a large group can be a challenge. The extra bedrooms in the former servants quarters are accessed by a very steep staircase off the kitchen and far removed from the rest of the house. It would be virtually impossible to have children sleep in that area. The only bathroom in that area has a tub without shower also.
The beach was very nice however often covered in seaweed. Racking the beach and attending to it a bit would be appropriate by the openers. It is a lovely spot on the bay with gentle waves very nice for young children.
Orleans is a beautiful area but where the home is located you really need to drive to get anywhere. The home is also not accessible to the bike paths except by very busy roads. This makes biking with children difficult. It is really necessary to drive the bikes to the destination. The area beaches are beautiful but again they are a drive away, about 10 minutes.
It is very unfortunate that such a beautiful home has been left to just deteriorate so horribly. It seems the owners have little regard for the property maintenance and just give it a brief cleaning and then on to the next renter. Although our family made the best of the accommodations and managed to have a wonderful vacation I would not at all recommend this home as a rental.
I would be very interested in renting this property however there is no contact information to inquire about. I do not understand how the owner expects to rent without any contact information.
I want to begin with, I loved the house, and agreed with the previous review.
The wifi was very welcome, along with the updated pool table and dvd (although we didn't use dvd). The house was laid out perfectly for family use, lots of communal space, screened in game room, the ping pong table was a big hit, the views were amazing, and the house was very open with great flo indoors and out including the yard above the beach which was perfect for soccer, baseball, etc. Great for young kids, teenagers and adults.
The downside, the hottest week of the summer, and no a/c. It did cool off at night with fans to make sleeping comfortable. Frankly I enjoyed having the windows open, but it was hot and humid. I grew up in this area with no A/C but have gotten used to modern life.
The kitchen could have been better. For the big group the house accommodates, you would think there would be better kitchen to feed all these people. The fridge started leaking when it got hot and did not keep food cold. There was another fridge in the back and the owner brought an ice chest, but for this price the fridge should be top notch and cold! The stove was ok, but not great. The grill outside was wonderful.
All and all the house was amazing, but overpriced for the amenities it had. Also for this price I would think there would be soap in every bathroom when we got there.
Still, I loved the house. The other family members in our group had different reactions, some loved it, others thought it needed much better basic upkeep.
We had a large family reunion at Manor-by-the-Sea in August '08. The house is well set up for family reunions with terrific community spaces, a large lawn, and an idyllic location on Pleasant Bay. The private beach is just a few steps from the door and the lack of surf makes it ideal for small kids (it's a few degrees warmer than the ocean as well).
The house itself is older and shows some wear, but is not without its charms. The 12 beds in the 6 bedrooms in the main part of the house were fine. The rooms are large, light, and airy. The remaining 7 beds are in the former servants' quarters and are a step down from the other rooms. The result is two-tiered accommodations, which can play into the group dynamic. There's a large outdoor covered porch, great for eating or hanging out.
Amenities-wise, I'd give the house just a "Fair" rating. The BBQ was large and modern, but the kitchen could use a makeover. The game room had a passable ping-pong table, but the pool table was so out-of-level and the cue sticks and balls so trashed as to make it unusable. There's a large projection TV in the living room with cable and a VCR, but no DVD player. Perhaps my biggest gripe was the lack of internet access in the house. In 2008, at the premium prices charged, the house should have a high-speed wireless network! Several of us had caches of family photos stored online that we couldn't access.
The plumbing is a little funky and dated, as is the electrical system (most outlets are ungrounded, so bring adapters for your 3-prong devices). The laundry machines were very welcome.
Would I stay at Manor-by-the-Sea again? Probably, though I'd be much more likely to be unequivocal about it if the place had high-speed wireless internet, a DVD player, and if the kitchen and game-room were a bit nicer.
